Awesome space

Pre-war which means that there aren't the amenities of the newer buildings. However, the space for the money is pretty amazing and the light in each apartment is fantastic.

Great Value!

The building is older so there are some downsides that come with that, but the apartments are huge and the rent is cheap. Oh, and the location is great! Close to Rittenhouse, plenty of public transportation and safe!

Very spacious & cheap, older amenities

Doorman, elevators, and a ton of space for very cheap. Only issue is that they are definitely older apartments, and therefore have small quirks--older appliances, clogged drains sometimes, etc. But the management company is really great and deals with any issues very quickly.

Good blend of space and value

The Versailles offers a good blend of space and value, with the one downsides being the (lack of) convenience to campus. Pros: Living rooms are very large Doormen are friendly Gym in the building (very small, but hardly ever in use) Rent includes heat Some units include washer/dryer Fair number of Wharton students Extremely convenient to RIttenhouse square area, Irish Pub, 1500 Locust, etc. Significantly lower rent than nearby buildings Cons: A bit outdated and well-worn Solid 35 minute walk from campus Apartments on Locust side of building can be noisy No parking available Amenities are slim In building laundry is significantly overpriced /

The Versailles is an older building, but great space for the price.

No fancy gym or amenities included in the rent, but 24 hour doorman on premises and a number of Wharton Students living in the building. A bit of a hike from campus, but manageable with bus, bike or cab ride with other students.

Large units but old building and far from campus

Overall the building is great with huge, spacious apartments and an old-world charm. However, this means the building is extremely old and with paper thin walls and windows, making it really difficult to sleep sometimes when there is a lot of construction or noise coming from the street. Also the elevator is extremely slow, which can be frustrating. The building is in a great location for more of a "city" vibe, but can be a long commute to campus. My recommendation would be to live closer to campus on the west side of rittenhouse, unless you can't find anything in the right price range.

The Versailles is very good value for money.

You get a ton of space, among the largest if not the largest apartments I've been to for very cheap rent (20% discount vs. other buildings) - my roommates and I use the space for hosting small dinner parties, having groups over to study, and throwing large parties of ~100+ people. For my first year at Wharton, I have found this to be quite valuable. The building is OLD, but has some character. The kitchen, bathrooms, heating system are quite old and appear dirty sometimes but you get used to it and manage around. The doormen are extremely nice and the response rate on fixing things around the apartment is usually 1-3 days. Location is great, as its close to many Wharton spots and other core Wharton buildings.

Lot of character and charm

The Versailles is a 1920s building so it doesn't have the amenities that a newer building might have, but it makes up for it with a lot of character and charm. We live in a large 3 bedroom (1700 sq ft) with a huge living room and full dining room. The doormen and maintenance staff are mostly very friendly and take good care of us. The residents are a mix of students (around 15 of us from Wharton this year) and older people. The building is at 16th St. so it is a bit further east than a lot of Wharton students live, but there are a lot of great restaurants and bars in the area. Our biggest complaints are that the hot water can be unpredictable and the kitchen is on the smaller side and doesn't have a lot of counter space. Overall, I would highly recommend the Versailles.

We LOVE the Versailles!

It definitely helps that my wife is an interior designer and our place looks amazing. We also live on the highest floor so natural light is great, some of the lower floors might have worse lighting situations. In terms of dollar per square foot, we pay so much less at the Versailles, mostly because it's older, than most places in Center City near us. I seriously love it. Great doormen. Great location. Good value.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
