Overall, the Dorchester is a great residence
Some of the elements are dated such as kitchen appliances. The building staff is pretty helpful and responds promptly to maintenance requests. I did have a small water leak in the kitchen once when they were repairing pipes. However, there was no damage. Rent includes everything but internet ($20/month) and gym ($15/month). Basic cable is free. Some of the older residents do have a tendency to complain about noise from parties.

Dorchester - Classy and convenient. Pricey, but worth it.
The Dorchester is great. There are always two people at the front door and they are friendly. The package room is convenient and I do most of my shopping on Amazon Prime with no problems. The location is right on Rittenhouse Square, which is super convenient for all the social events, although it is about 5 minutes to far to walk to school (~25 minutes). There are enough Wharton students that we "carpool" in taxis to school every day for the same price as the bus. If we want to take the bus it is 1 1/2 blocks away and is the last stop on the bus line where the bus always stops. (Sometimes the bus fills up at 20th and Walnut and the bust doesn't stop for people living on 21st or west). Utilities are included in rent and cable and internet is a mandatory $20 fee. Subletting is not allowed. There is a pool, but I didn't use it.

Dorchester is a great building
Great building- wonderful staff, great location, lots of amenities. Apartment = newly renovated, and well-priced.
Convenient, well located apartment building
Great location (close to Wharton social events) - Taxi stop at the door - Seven Eleven behind the building (great for urgent grocery shopping) - Many Whaton students live in the building - Cheap GYM ($15month) - Pool open in the summer months
Great location and tons of Wharton students
The Dorchester is a really good option - a lot of space and best location in center city

Love the Dorchester
Superb location with easy access to all the shops and restaurants in Rittenhouse SqCenter City and public transport. While the Dorchester is a slightly older building and rental is pricier given the prime location next to Rittenhouse Square, everything else is great. The building staff - from the front desk, to the package room, and maintenance, are incredibly friendly and helpful, and there's a nice sense of community here. Great to have a basement gym for working out during the colder months. My junior 1-bedroom (large studio with a moveable partition door) was spacious, had plenty of sunlight and I would continue staying here except for the fact we needed a much larger place. We've also hung out with our friends in their 1-bedroom apartments here and those spaces are much larger, though significantly more expensive (>$2,000 per month) as well.
Great doorman building with a friendly staff and subidized internet and cable
Studio is great (4th floor) - good size and very convenient. Building can be noisy in the morning but that isn't unusual for rittenhouse Sq. Overall the building is great - package room is awesome and internet cable very cheap. Gym in the building isn't great and you need to pay a monthly fee to access. Maintenance are very responsive to issues.

Great building if you get a renovated unit!
I live in a recently renovated deluxe one bedroom in The Dorchester. It is a fantastic apartment in a great location. The Dorchester is a very nice building with a courteous staff and a pool on the roof. The one thing to note with this building is that quality varies substantially from unit to unit, since it is a condo building.
Nice building, but the gym is old and there is no guest lounge or study rooms
The building is nice, featuring a marble-paved foyer with a garden and doorman. The gym is very shabby, and dorchester requires you to pay for it. Internet is subsidized by the building to a rate of $20month. Units vary dramatically, as each may be owned by a different owner. Ours is very boring, with off-white carpeting and white walls, lacking an open floorplan. Most units feature hardwood floors. Utilities were included in our lease. Dorchester management is almost impossible to work with, and they set strict rules that make people's lives miserable. The loading dock entrance cannot be used after 6pm on weekdays and not at all on Sunday. At the same time, no furniture may be moved through the front entrance, so furnishing your apartment piecemeal is a very frustrating process. The biggest drawbacks relative to places like 1500 Locust is that there are no common rooms in the Dorchester and therefore no places to have study group meetings or get-togethers.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
