Dorchester

Dorchester is a condo bldg so you work primarily with a landlord. Apartments vary in terms of quality (i.e. whether they are renovated or not).

The Dorchester

Location could not be more perfect. It's an older building but has much more space than other one BRs I looked at for the same price. Because it's a condo, each unit is different but I love mine!

Great Location & Value

The Dorchester is a great building, with all utilities included. Location is great, and centrally located. Also, many students live in the building and next door at 222 Rittenhouse, making it very easy to share cabs going up to campus in the mornings.

Dorchester is a great building

The Dorchester is a fantastic building although the units inside are variable in quality. The building location is great, the staff are very nice and there are a ton of Wharton students who live there. Overall it is an excellent experience, and I am glad I lived there. The building has a Gym you can join for a nominal fee and a pool that is open in the summer.

Great location, building is okay

The location is great and there are lots of other Wharton students in the building, which is convenient. My main complaint is that none of the amenities come for free. Everything is an extra charge, even the pool! And the fire alarm goes off in the middle of the night about once per month. I'm just used to it at this point.

Incredible location and building staff, but no pets

My wife and I love the Dorchester. Location right on Rittenhouse Square is amazing, the building staff is very friendly and helpful (and on duty 24/7), and all utilities plus cable/internet are included in the rent. It is a condo building, so doesn't have the big common areas that you'll find in more social Wharton buildings, but it is very walkable to anything in the RSquare area. Oh and there is a cab stand right in front of the building for the early morning rush to class. Make sure, especially if you sign a two year lease, that you have no interest in getting a pet in the two years. This past year we have been wanting to, but the building does not allow pets.

Fantastic location, solid value

The Dorchester is right on Rittenhouse Square and is about as central a location as you can get. Walking to 2401 takes about 10 minutes; to campus, about 30 minutes or you can take a bus nearby. Rent is slightly higher than average for a similar space but can be +/- $150 depending on your floor, view and recent remodeling efforts. Building is quiet - a lot of Wharton students and a lot of retirees/families. Gym is small and cramped but cheap. Management is solid and responds quickly to maintenance requests. Overall, a great find for someone looking to live solo or w/ 1 roommate and be really close to bars/restaurants.

Overall good price but minor annoyances

Pretty great for the price, view, and location. Lots of Wharton students. Getting repairs can be tricky as you have to go through individual repairmen and the owner instead of the building. Some people who work in the building are extremely rude - don't expect hospitality here - and that's a shame because it colors the building management negatively even though the other building people are helpful (or try to be). Amenities are NOT included. Pay for gym and weekend pool use. Difficulties getting people upstairs sometimes.

Easy, convenient, and spacious

The studio is located on the square for a great price - my landlord enjoys renting to students and hasn't raised the rent in several years. I feel really safe living alone in a secure, doorman building.

Great Building

Great building with great staff. Some apartments are more modern than others. Almost all apartments have a balcony. Will have to pay $20 a month for internet

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
