Old building, but well maintained

The Dorchester is not a new building however very well maintained therefore overall I feel quite comfortable. Management are always helpful, 24x7. Rent includes all utilities and the building has a good package deal with Xfinity for an additional $20 cable + internet. I stay in a high level studio, which does not have a very good view - facing the wall of another building...but the room still can have enough sun light during the day. I was concerned about the light issue before moving in however it turned out just fine. Also location beats all...Rittenhouse sq neighborhood has everything a student need.

Nice space and building. A little too expensive.

The Dorchester was a great option that I could secure early in the process (I was a R1 admit). I love that utilities and cable are included in my rent. People generally don't like Alan Domb, but I've honestly never had to interact with them since I signed my lease. I deal exclusively with the people who own the apartment. The studio is pretty big, there is a lot of closet space, and the building is fairly secure. Overall, it's been a good experience Downsides - There has been a fair amount of construction in my apartment and outside my apartment, making it a little loud sometimes in the morning. Price-wise: I think that you can probably get a better deal in a brownstone.

Dorchester - good spot, good quality

Clean, the building staff is efficient, the building has a deal with comecast for internet at $20 per month. Rittenhouse Sq is a very good spot in the middle of Wharton's social life and close to campus.

Great building with really friendly staff and lots of Wharton students!

The building staff are awesome! The Dorchester is a common residence for Wharton students, which is great because there is always someone who can split a cab to school with you if you are running late. There are plenty of elevators, too, which is nice. The laundry is in the basement, and although sometimes it takes a few minutes to wait for the service elevator to take you to/from the laundry room, there are a ton of washers and dryers that are very well-maintained. The gym in the building is a bit closet-like, but it's good to have in case you only have time for a quick workout. There is also a rooftop pool that is open during the summer months. The cons of the building are that my sink and tub drainage at times is really slow, even though there are no blockages (and I have heard the same thing from other classmates in the building). Also, at times cigarette smoke from another apartments comes through the filters into my bathroom. The building is supposed to be non-smoking, but it isn't enforced. Additionally, my windows are difficult to open and close - they are the original windows from when the building was built.

Perfect Location

The Dorchester is in the perfect location. The maintenance crew is extremely quick to fix any issues you may be having. The staff at the door, front desk, and package room are all very nice and helpful. I just feel like I'm overpaying a little bit… and it's annoying that you have to pay extra to use the pool on the weekends.

Great staff and utilities are included in rent

I rent directly through a landlord, instead of through Allan Domb, and have had a very favorable experience. The building staff are great, and all utilities are included with rent, so you don't have to worry about heat/AC. The building has a pool, which is great, but no common rooms. The apartments aren't as nice as some of the brand new buildings, but they are slightly larger for the same amount of rent.

Great location, good amenities with noise-sensitive neighbors

The Dorchester building is a great building to live in. It is well located just in front of Rittenhouse square. It is also easy to commute to the Wharton campus. It is 2 blocks away from the 21 and 42 bus stops. Cabs also stop in front of the building at all times. Amenities in the building are also great. Indoor gym that cost $20/month as well as penthouse pool open from May to September. The laundry room is alarge and coveniently located in the basement. Internate and cable are provided by Comcast for $20/month. The building is occupied by a mix of students and senior citizents, mainly. Make sure your neighbors are comfortable with noise as mine is very sensitive to it and compaints to the management office frequently. Walls are very thin and noise tends to travel well. All in all, I believe it is a great option for MBA students.

Units vary by owner, so try to get a newly renovated unit

Very friendly staff. My unit has old appliances but I've seen others in the unit that are newer. Low ceilings so large couches may not fit into the unit (mine didn't). Very spacious and my unit includes a balcony.

Rittenhouse Square Reviews

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
