Love my apartment
Each apartment is very different since this is condo type living. You interact directly with your landlord but the maintenance is run by the actual building. The staff is very nice and accomodating and the decorations during the holidays are beautifully done. This location is close to everything (Rittenhouse park is right in front of the building) while being just slightly away (0.5 blocks ha!) from the walnut-chestnut 17-21st Wharton bubble. Hosting a party for many people? The building allows you to borrow tables and chairs and won't charge a fee unless you keep it overnight. Each resident also gets a 5'x5' storage unit included as part of their rent.
There's quite a few wharton students who live here and it's a great community (Riverwest community is the BEST out of all of them but the building itself is not so great). The building is very well maintained but it's annoying that the gym costs an extra $15/month (if you want it). The gym itself is kind of small with free weights and treadmills so good for topping up but not for any serious workouts. There's also a gorgeous rooftop pool in the summer that's an additional amount...for a Penn student this isn't necessary since we can just use Pottruck. There is no washer and dryer in each apartment but a communal one in the basement - this has never been a problem for me.

Great experience at the Dorchester
Seamless move in, spacious and secure (entry with elevator fob only) laundry room in basement, very kind doormen and receptionists, clean apartment, prompt servicemen when problems in apartment are reported. Excellent location and reasonable price.

Great Location
The location is what makes this apartment. Having doormen is also very convenient. Apartments are pretty old but it fine for what we need. Living in a condo building versus an apartment building is a pain with tons of additional inconveniences and nickel-and-diming but once again, apartment has what we need and there are a bunch of other Wharton students living there.

Overall a great experience
The Dorchester couldn't be in a better location. The co-op building has a gym (needs work and located in the basement), a package room, friendly doormen, a complimentary storage unit for each unit (relatively small, holds about 5 suitcases), and a rooftop pool. They do not allow pets. The one caveat we did not fully understand before signing our lease is that you must pay for access to both the gym (approx. $15 per month) and the pool (around $200 per person for a season). It's not the newest building on the block, but it has been a great home to us.

Avoid at All Costs!!!
Horrible experience in this building. I've never lived anywhere with more rules. Management is incredibly unfriendly, and try to make everything you do complicated.

Good apartment, but note that the building is slightly old. Amazing location near Rittenhouse Square.

Good full-service building
Good building with 24-hour doorman, small gym, and huge rooftop pool. Feels a bit like we get nickle-and-dimed as gym and pool require additional fees. Also, building manager Kyle treats Wharton MBA tenants like second-class citizens. No pets allowed.

Reliable Choice
The Dorchester is a good value (reasonable rents, utilities are included) in a great location, but isn't a particularly modern building. That said, it's well maintained and has lots of Wharton students.

Love it
I love my apartment - great lighting, balcony, renovated kitchen and bathroom. I rent directly from the condo owner instead of through a management company, which is probably the way to go for this meeting. I have a ton of closet space as well!

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
