Good building (friendly staff, well maintained), great location (right on the Park), and very reasonable prices (relatively lowe rent and utilities are included).

Reliable Choice
The Dorchester is a good value (reasonable rents, utilities are included) in a great location, but isn't a particularly modern building. That said, it's well maintained and has lots of Wharton students.

Great Studio/1-beds Options
Stellar location and price varies quite a bit depending on how modern the unit is. Very safe and super convenient package room. My junior 1-bed has large rooms and multiple spacious closets. Cons include the upsells: You have to pay for the gym in your own building (cheap but still a windowless basement gym with little equipment). Pool is also only during the summer season and charges bizzare rates for weekday vs. weekend access.

Amazing location, very reliable building
The Dorchester is a great spot, right on Rittenhouse. The staff is incredible and there 24/7. Everything runs very smoothly, from package delivery to maintenance requests, and especially elevators. The units vary in quality drastically, so check yours out beforehand. Only the two-bedrooms come with laundry in unit.

Great Space and Great Value
The Dorchester is ideal for those who do not care for amenities but want good value. For what I am paying, I have an incredibly nice 1 bedroom apartment. The pool (very nice) and gym (not that nice) are extra for those who want it. Cable (2TVs) and internet is available for $25 extra a month and all other utilities are included. This is one of the most popular Wharton buildings and there are always people available to share Uber/Lyft/Taxi to class. The biggest downsides of the building are (1) the inefficient package room staff who also made the move-in process and any deliveries very unpleasant, and (2) a very tedious process/over-the-top process for allowing guests into the building.

Rooftop pool and great location
After a long day working in center city, there is nothing I love more than coming home to a rooftop pool in the heart of Rittenhouse square. From the moment you walk in, you feel like you are in a luxury hotel. A bit pricey, but worth it for the luxury accommodations and relaxing environment. Always feel safe and welcome in the community. Lots of great amenities and perfect location in Philly near shops, restaurants, bars, etc. Love living here!

The Dorchester
Great location. Not very social. Super safe but also hard to have people over because doorman will call for every single visitor. The gym is in the basement so no sunlight but never crowded. My apartment has 2 closets and plenty of space in the main room.

Enjoyed living here
Student atmosphere can affect noise levels in the building at times, as there are many students from UPenn here. Amenities are solid, management varies if you have a private owner versus Allan Domb etc, no complaints about my landlord (private), location cannot be beat, gym is okay but adequate for basic workouts.

Great building, lots of upsells
Central Rittenhouse location (right on the square!), 2-3 blocks from two different grocery stores, and a half block from 7/11 for emergency snacks. Careful for upsells: $15/mo for gym, $240/season for pool. My utilities are included and I really like Kyle Maloney (the building manager)--he's always quick to respond to any issue! Small downside: while it is safe, it can take guests several minutes to get through building clearance.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
