Good value for money

Pros: Its a very well located building. close to most places such as the wine store, trolley station, bus stop, restaurants, bars etc. the management is pretty good and responsive. each year there are many wharton students in this building so that's great from a social angle. Cons: Huge electricity bill especially if you are in the bigger apartments on the top floor. there is a common electricity charge that each unit pays. this is an additional charge that one should consider before signing the lease. the building doesnt have some basic facilities such as a gym, Overall: Good value for money, especially when you are here for a couple of years

Good location and spacious apartment!

I'm very satisfied with the building. It is very well located. Close to Trader Joe's, Center city, 2401 and a reasonable walking distance to school (around 25 minutes). Also, maintenance is good and fast. The only downsides is that the building does not have any facilities, such as gym or bike storage.

Great location, above average room quality, everyone is pretty happy with the building.

Location is great. In between bus on Walnut (going to school), on the bus route back on Chestnut (coming from school) and also the Trolley on Market. Management is fine. No amenities such as gym. Utilities are expensive. Maintenance guy Terez is the absolute best. 10% Discount to Jane G (great Chinese restaurant downstairs). Rooms are above average quality in center city.

Good building, low frills, right price

I have had no complaints while living here. This is my second year at the property. The property is well maintained, management is highly responsive to any repair needs. The one downside is that you pay a share of the properties common area utilities which adds to the monthly utility bill. Otherwise, no complaints.

Excellent apartment near Rittenhouse Square with amazing views and lots of sunlight!

I've really enjoyed living at 1930 Chestnut for the last year and a half. I live in one of the Penthouse units which has plenty of space, is great for hosting dinners and the occasional party, and has amazing views of Philadelphia's skyline. During the day we get tons of sunlight! I also love my neighbors, which include a lot of Wharton students and young professionals. 1930 Chestnut used to be a medical building so the walls are also basically soundproof which is great if you or a neighbor is hosting. The location is really convenient and the surrounding area feels fairly safe. It's pretty easy to get to school, either by the 21 bus on 20th and Walnut or the Trolley on 19th and market, both of which are under a 5 minute walk. Trader Joe's is also about 5 minutes away, and there is a CVS and a sandwich shop/convenience store right next door. Lots of other great places to grab a quick bite to eat, including a personal favorite, Thai Singha (hole in the wall Thai restaurant with a really friendly owner!). We've had a couple of minor maintenance issues over the last year, but they usually get resolved pretty quickly. Recently, the fire alarm has also gone off a few times because of the Chinese restaurant next door, which is more of an annoyance than a real problem. The biggest thing to be aware of is that 1930 charges a "Common utility fee" that can add roughly $100-$150 to your utility bill depending on the season. I was aware of it when I was moving in, so I budgeted it for it, but its something to be aware when thinking about living here. Overall, it's one of the best apartments near Rittenhouse Square and I'm thrilled with my choice to live here.

Amazing value offering in Rittenhouse Square for people less concerned about building amenities

1930 Chestnut is a great building for people looking for a quality social experience, high value, and few frills when it comes to building amenities. The units themselves are great- modern kitchens (though no stainless steel in my unit), solid bathrooms, central air, decent size, etc. The building offerings are fairly vanilla- no fitness center or added features; there is an annoying communal electric expense that can be a significant added rental cost (~3-5% of rent). Security for the building does what it's supposed to but is not overly helpful otherwise. A lesser-known feature is probably how quiet the building is- rooms are well-insulated in this regard and allow you to play music or host parties without any concerns from neighbors. Also a huge plus is the location- the building is a block away from several of the most popular bars/clubs and there is a convenience store, a few sandwich shops, a shake shack, a dunkin donuts, etc. right across the street. The trolley is only 3 blocks away and there is a bus stop a block away. The building is close to Rittenhouse Square but avoids some of the traffic and noise you'd find at some of those buildings. Building management could be more transparent, but ultimately they solve problems eventually and Terez the maintenance guy goes above and beyond to be helpful.

1930 Chestnut - location location location

Location is best part of this building. At corner of 20th and chestnut you are centrally located to most activities around Rittenhouse center city. Good food options within 2 blocks of apartment. Building lacks amenities but has washer dryer in unit which is a great convenience. Maintenance guy tyreze is great and always punctual with fixing things when I needed. Good selection of different types of units within building. There is always a large number of Wharton folks in building. Penthouse apartments are good party hosting spots. Another point about location is that it is one block away from bus on Walnut st. and one block away from trolley on market st. Trolley is best way to travel to and from campus.

Great Apartment, Great Location

Pros: Great location. It's close to the bars and restaurants where Wharton students hang out. I love my apartment. It's not big, but it's very comfortable. When something breaks, the managing company is quick to fix it. Cons: We didn't have hot water for over a day, which was annoying. Hard to negotiate rent or contracts.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
