Not a bad value for money option but this is an old building without facilities such as common rooms, gym and pool.
One thing you should really know: ELECTRICITY BILLS ARE CRAZY EXPENSIVE for 2 bed rooms, so make sure that you get the bill included in your rent unless you want to pay addtional $250 per month during winter & summer and an addtional $150 during spring & fall. My roommate and I try really hard not to use electricity (AC, heating) too much, but the shared electricity bill assigned to our unit amounts to $100-$150 per month, so there is nothing we can really do. Unbelievable, but we were never told about this before we contracted the lease.

Excellent location, nice apartments, so-so management, poor amenities.
1930 Chestnut is perfectly located - it's one block from the bus, 2-3 blocks from the trolley, a couple blocks from Trader Joe's and a fabulous liquor store, and it's in Rittenhouse Square near awesome restaurants and bars. If location is your top priority, you can't go wrong with this building. The apartments are nice and have different layouts that can better suit individual preferences - for example, both bedrooms in our 2BR have private bathrooms and are close to the same size, which is perfect when you have a roommate. We have a washer and dryer in our 2BR and everything in the kitchen works to our satisfaction (except for an iffy dishwasher). Management is so-so; Terez (who handles all odd requests such as using the service elevator, maintenance requests, etc.) is the man and very responsive/generous with his time, and some of the doormen are solid, but a lot of them don't acknowledge you and don't seem to be checking for strangers/guests. If you're from the Northeast this may be normal, but coming from Dallas I was a bit put off by their lack of courtesy. No gym which is unfortunate especially when it gets cold out. Overall though, great value, great location, nice apartments - I'm very happy with 1930 Chestnut.

Great location and value for money for a one bedroom in city center. Maintenance is very helpful and building manager very responsive.

Fool Me Once...
So far we have had to evacuate the building twice for fire alarms. One was due to a homeless person starting a fire that was sucked into the building's ventilation system... after midnight. Please note there are move-in and move-out fees of $150. Lots of things in the apartment are broken... and only emergencies like leaky pipes are fixed. The building is in very rough shape. Avoid.

Great value and location!
Overall a great value. High ceilings, large windows, and thick walls. Kitchens are tiny with little counter space but do include D/W. Large bathroom with W/D. Great location, 25 minute walk to campus. Near many of the Wharton bars and restaurants. Short walk to Trader Joes and also has a mini-mart across the street. 24/7 doorman and the maintenance guy, Terez, is super responsive and friendly. No amenities like a gym or deck. Building is old but in good shape. Lots of Wharton students!

Good value for money
Pros: Its a very well located building. close to most places such as the wine store, trolley station, bus stop, restaurants, bars etc. the management is pretty good and responsive. each year there are many wharton students in this building so that's great from a social angle. Cons: Huge electricity bill especially if you are in the bigger apartments on the top floor. there is a common electricity charge that each unit pays. this is an additional charge that one should consider before signing the lease. the building doesnt have some basic facilities such as a gym, Overall: Good value for money, especially when you are here for a couple of years

Good location and spacious apartment!
I'm very satisfied with the building. It is very well located. Close to Trader Joe's, Center city, 2401 and a reasonable walking distance to school (around 25 minutes). Also, maintenance is good and fast. The only downsides is that the building does not have any facilities, such as gym or bike storage.

Great location, above average room quality, everyone is pretty happy with the building.
Location is great. In between bus on Walnut (going to school), on the bus route back on Chestnut (coming from school) and also the Trolley on Market. Management is fine. No amenities such as gym. Utilities are expensive. Maintenance guy Terez is the absolute best. 10% Discount to Jane G (great Chinese restaurant downstairs). Rooms are above average quality in center city.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
