Great value apartment and super convenient

Good apartment, spacious, easy access. Mailroom is good service. Management responsive. Gym is not great. Trade-off is reasonable rates and there are gyms nearby. Close to Trader Joe's and easy access to University City by trolley, bus or walk.

It has what I need for a reasonable price

I chose this building because I didn’t have time to come to Philly and tour a lot of buildings. I figured going with one of the most popular buildings would give me some level of security in my decision and it has all worked out. It is a big unit for a 1bed and has all the necessary amenities. There aren’t big common rooms or anything like that which some other buildings have but it gives you what you need

Good building, bad management

Building's management is not friendly. They are very slow in terms of any arising problems. Building is older than other close ones, but it has the most spacious units

Poor unprofessional management, ridiculously high utilities bills, but the apts are huge with great light and it's nice living close to friends.

2040 Market Street: Great, no frills experience

2040 is a great apartment building for Wharton students. The rent is lower than other nearby buildings and the apartments are, on average, larger. I recommend requesting a corner unit to have extra windows. The front desk workers are polite and prompt, the building is safe, and maintenance is swift. Unlike other apartments, the gym is quite small and there are no large common areas, pools, or roof top areas other than a small 6th floor patio. This keeps the rent down. The location is unmatched with a 25 minute walk to school, easy access to the trolly, and a half mile walk to the AMTRAK station. The building does have a freight elevator that you can reserve for move in/move out.

The only downside is that the property is located on top of a liquor store, which can attract a rough crowd.

Note: Moving up 1 floor raises rent by $10; there are 13 floors total with the top being referred to as Pent House (PH).

Large, dated apartments with maintenance issues

2040 Market units are cheaper and larger than other popular Wharton apartments, but that comes at a price - the apartments are dated, building staff are often rude and unhelpful, and the utilities are quite expensive. We have to pay $70 a month for wifi (Xfinity offers welcome packages for much lower + a Visa gift card), a "liability waiver" ($14 a month), and electric and water are about $250 total per month. My apartment gets a lot of sunlight, which makes the living room unbearably bright and hot during the day. Additionally, I've only been here for 2 months, but I've had multiple maintenance issues - the dryer was broken and the toilet was not clean upon move in. Additionally, both of the A/C units in my apartment stopped working and had to be repaired.

Popular for a Reason

2040 Market St is one of the most popular apartment buildings for Wharton students and it should be.
Pros:
- It is ~$400-$600 cheaper than comparable apartments in the same neighborhood.
- Location makes it super easy to get to Huntsman Hall (tram stop is ~3 minutes away)
- Tons of other students in the building. Great for meeting people, splitting rides places, and just generally being by your friends
Cons:
- Amenities are far inferior to comparable buildings (get what you pay for)

Seems like a good deal, but is not

I thought I was getting an affordable 1-bed, but my utilities are $250-300 per month, which is roughly as much as a house in the suburbs. Also, management is pretty difficult, they roped in required internet / insurance that we can't opt out of.

2040 Market

Coming from NYC, I am happy with my experience in 2040 Market, given the spacious apartments with lots of natural light and good value rent. The amenities are nothing special, but the location is convenient, and my rent is cheaper than friends in other buildings and I have a much bigger layout. I really valued low cost and amount of space, so I am happy with it. So far no packages have been stolen and management has been good.

Real center city experience; Will Miss Living Here!

Central to everything—Chinatown, University City, Rittenhouse.

Floor-to-ceiling windows (great for my plants), good sunlight, if facing east, and nice views. Quiet, especially on higher floors. Friendly door staff. No problems with mail.

Apartment gym has everything you need for a quick workout (some dumbells, kettlebells, erg machine, peloton, boxing bag), or if you don't feel like going to a real gym. There's a planet fitness up the street around 18th.

Electric and water can run pretty steep. Otherwise, A/C and heating work great. In-unit thermostat and washer/dryer.

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
