Better under Bozzuto's management

1930 Chestnut doesn't have any communal amenities, but its one of the best values if you are looking for a doorman building in a great location. Bozzuto recently took over managing the building and has greatly improved the experience as well.

Great value!

One of the most affordable apartment buildings in Center City! I honestly have no complaints with this property - great location, great value, great safety precautions (i.e.: auto locked entrance), friendly door staff! It doesn't have public space like gyms or lounges, but the rent is cheaper as a result.

Quiet, secure, good location

The building itself is very quiet - the walls are built thick and I can hardly ever hear my neighbors (can really only hear them screaming at a football game every now and then). Pet friendly, reasonably priced. Front-desk people are friendly and management is responsive. Apartments have huge windows that aren't very new or well-insulated, so it does get hot in the summer and cold in the winter, but nothing unbearable, especially since you have central air conditioning. Some apartments are more updated than others. The location is good. Sometimes Chestnut Street can be a bit seedy, but you're close to Walnut and the park. Location offers a short walk to both Wharton campus and restaurants/bars in Rittenhouse. No amenities (no gym, roof deck, pool, conference room, parking), but I don't care about those anyway and it means the rent is cheaper. Only bad thing is no parking - no parking in the building itself and no resident parking on the street. If you have a car you'll have to pay to keep it in a nearby garage ($200-300 dollars a month).

New management recently took over and is WAY better than past management. No more common area utility fee!

The location is wonderful and the building is generally good. The apartments are great, and I generally feel very safe. The management company could be improved.

Sigh

Frequent power outages, fire alarms, and loss of hot water. Doormen are less than stellar. Units are very cold during the winter. The price was good, but I wouldn't do it again.

Penthouse Units Rock

The Penthouse units are really nice and are all duplexes. You can get a good deal on them if you dont mind living with a roommate. They have great views, lots of space, and plenty of privacy.

Great location, fast elevators, terrible service and no amenities...

The building is located to main restaurants, supermarkets and other services (post office, banks, CVS...). We got a very light apartment (8 big windows) with a nice bedroom. Current staffing is very friendly and the maintenance guy helps us all the time. Most apartments (if not all) have washing machine!
However, we have been facing several issues with this building. Lack of hot water, fire alarm going off very often, a few blackouts... I also found management not very flexible when negotiating leasing terms and and the leasing period. Overall, I have the impression the it is overpriced given that there are no amenities in the building (gym, social area, BBQ)

Get what you pay for

The location is fantastic and the building gets the job done, but there are no amenities or frills. Nice and helpful staff in the building. The 1 bedroom/den floor plan is a great affordable option for roommates.

Worst management ever

The building is located on 20th and Chestnut, close to restaurants, 2401 and school. We had issues with fire alarms and electricity outage two years in row, which the management did not take seriously. A number of people suffered from these issues right before the exam, and we even petitioned the partial rent refund. However, the management continues to be arrogant and decided to do nothing. DO NOT LIVE HERE.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail

Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
