Older building, but newly renovated apartments

Enjoy the space with lots of natural lighting. Newly renovated with new appliances and floors. I live in a loft which creates high ceilings and makes it feel very spacious.

Substandard building

Laundry list of nonsense from this building:
+ Trash cute has been broken for 2-3 months since the week after I moved in
+ Basement has been closed for ~3 weeks
+ Free coffee machine has properly functioned <30% of the time
+ Free printer has properly functioned <50% of the time
+ Elevators are often broken (at least once every three days, often for numerous days at a time)
+ Building caught fire
+ Management is completely mostly unapologetic
+ Maurice the leasing agent is the least competent individual I've encountered in a professional context in my entire life - does not respond to emails or calls, had to call ~30 times and luckily get through to his manager when trying to get into this building
+ Utilities more expensive than expected
+ Limited amenities compared to other buildings
+ Windows don't open at all

The units are somewhat nice and it is a good location but a lot of things have broken in the common area (e.g. elevators, trash chute) and management has done a poor job of repairing the building.

Great value, poor management

Overall good experience with spacious apartment, new finishes, lots of natural light, all for a great value. My complaints are about the temperature controls and the management. The windows let in outside air so it is too cold in the winter and too hot in the summer. The HVAC system is too weak for the hot/cold air to impact the entire apartment. Management is barely responsive to this and other issues. Most recently our building has had problems with the trash chute, the elevators, and the amenities, and again, management is very slow to respond.

A few less frills, but great value for a Rittenhouse doorman building

I have really enjoyed living at the Republic. As a Wharton MBA student, I considered living at "the Dorm on Chestnut" with half of my class, but couldn't stomach the pricetag. To me, the Republic is the less frills, better value version of that other Wharton building. While there isn't much of a sense of community in the building, I like that it's a little more anonymous, while still having a sizable Wharton presence if you seek it out. We are centrally located among most Wharton apartment buildings, on a very convenient street corner, within easy walking distance of school, Rittenhouse Square, trolley lines / 30th street station, and many restaurants. The building itself is a bit dated, but nicely renovated in most units (though this is variable) and in all the common spaces. While my unit is unrenovated, this saved me a couple hundred a month on rent, and I find the carpet cozy and appliances reliable. The bathroom is big, there is a ton of closet space, and I love the washer / dryer set up. Even on the lower floors, the units get a lot of natural light. The walls are relatively thick (I never hear my neighbors or get noise complaints, and rarely am bothered by outside noise). I really enjoy the common space amenities, including the coffee, reservable social space, and the gym (which is rarely crowded). Building staff are lovely and very responsive to most issues.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
