Nice Value Building on Rittenhouse Square

The savoy is one of the apartment buildings surrounding rittenhouse square. I've seen other buildings and I think the savoy would qualify as probably the least "fancy" and least uptight out of all the buildings. There are many elderly people in the building but also plenty of young professionals (almost all Wharton/Penn Law/Med students in addition to many attendings from HUP and CHOP). The price is variable as all the apartments are privately owned so you rent directly from the owner but they seem to be slightly less expensive than some of the other buildings (Parc, for example). The front desk is great and very responsive. Maintenance is usually pretty quick with a 1-2 day turn around for non-urgent items. My biggest complaint is that the heat/ac is centrally controlled......so there is a time during the Fall and the Spring where it is unseasonably hot outside but the heat is on. I've had to buy multiple fans to cool off enough to simply sit in my apartment. On the other hand, people that live on the side of the building not facing the sun complain that it is too cold. Its an ongoing battle but overall, its not that big of a deal. I'll probably end up staying in this building even after i graduate because I'm too lazy to move and the location is excellent.

Great location and great experience

Great experience overall. Great location (right on Rittenhouse Square). Smaller unit, but clean and no plumbing or bug issues. Decent building upkeep and responsive building maintenance. I lease directly from my landlord, so your experience may depend on your landlord. Helpful front desk with package holding.

Adequate value

Living near the park is nice but overrated. The building is antiquated and many units are not renovated. I would consider searching for newly renovated brown stones nearby that have greater value.

Savoy is a great value, extremely safe, and in an excellent location

The Savoy is a condo building, so there are a lot of residents that own their units. Generally an older clientele, with a few students and young people. The management is good on maintenance requests, but can be really incompetent at times. The building has a front doorman, gym (which costs money), and laundry facilities. I've been here for my whole time in Philadelphia and have been very happy overall.

Good experience, but the elevators have had some issues

My main complaints are that the elevators are constantly breaking down and only a couple of the five or six doormen are at all friendly. My landlord has been nice, and repair requests have been answered quickly. I would live here again.

Excellent doorman building on Rittenhouse Square

Excellent building on Rittenhouse Square. Many units are park-facing with spectacular views. Friendly doormen and neighbors. Few students. Building has roof deck, gym, laundry. Slightly more expensive than other alternatives, but worth the extra money.

Excellent building and very responsive management team

Only annoying thing is that the gym is not included in the rent.

Good value for the location

No building amenities but great location. Older building on Rittenhouse Sq so on the cheaper more affordable side.

Rittenhouse Square Reviews

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
