Living in a hotel

Condos on top floors of Warwick hotel. Lobby can be busy but private residences are nice. There is a doorman except overnight. Proximity to rittenhouse is a huge plus.

good apartment poor management

apartment is nice, the doormen aren't very attentive. Many lost packages and many homeless people have been found roaming the lobby.

Wonderful apartment for a resident

I’ve loved living in the Warwick the last three years! The apartment is updated and clean, and the layout is the best studio apartment layout I’ve seen. The building staff are friendly and helpful, and maintenance responds quickly to any issues. The building is very quiet with respectful residents. My only complaints are That I wish I had a larger sink and private outdoor space. Overall I would definitely recommend this building!

Perfect space and location for a resident

I absolutely love my apartment! I live in a “junior one bedroom” which is essentially a studio but with better separation of living and sleeping space. The building is in an unbeatable location and the other tenants are lovely and quiet. I signed a three year lease and will likely extend it if I stay in Philadelphia!

Warwick condo

I absolutely love living in the Warwick. It is quiet, very clean and the people living here are very nice. Also, the front desk staff are amazing and help with everything I need.

Best building

The best building ever! Amazing doormen/women, amazing management and my landlord is great! Super close to the Patco, parking in the building if you need and cleaning if you need

Solid housing choice

Highlights:
-Beautiful lobby (can also use as meeting space) with 3 restaurants in building
-Spacious unit with good space for entertaining
-Gym with decent equipment
-Friendly condo staff
-Great value compared to some newer buildings while still having the same updated feel

Downsides
-Maintenance by individual landlord can be a bit flaky
-Far from trolley (easiest mass transit option to campus) but right next to Walnut for 21 bus
-Lobby can be a bit crowded with hotel and restaurant guests

Great Apartments in a Solid Location

The Warwick has great apartments. The two bedroom floor plans are spacious and provide plenty of space to host. The units also have great views of the city or Park. The Concierges (Martha, Francene and more) are great and are very helpful. The gym is terrific and has everything one might want.

Downsides: The building isn't the most social - but all of your neighbors are very friendly!

Great building

It's a great building to live in. Very quiet, walls are not thin, helpful front desk. It's nice to live in the same building as a hotel - services like porter, 24 hour security and access is nice. Units are new and modern. Most of the condos are older couples or families, not that many students.

Highly recommend a unit here if you can find one!

Pros:
- Location: you really can't beat the location if you are looking to live right by the square
- Cozy layout: My 1 BR/1BA has a cozy layout, including cherry wood hardwood floors, granite (or marble?) bathroom countertops and shower. My unit has a little nook for a desk within the living area.
- Non-Wharton community: Unlike the rental buildings, this condo has only a handful of Wharton students that live here with the rest made up of families, seniors, and others. People I have met in the building seem nice and respectful.
- Secure lobby: Lobby is nice, well maintained, and there are multiple doormen in front of the building at all times since it's a hotel.

Cons:
- Hotel foot traffic: The lobby can get pretty busy at times, with the hotel patrons and people going to Prime Rib for dinner (the restaurant connected to hotel)
- Loud AC/heating system - These units used to be hotel rooms, and use the standalone hotel HVAC units, rather than a central air system. These standalone units can be loud. Definitely, test it out if you see a unit here.
- Loud dump trucks in the morning: I can't speak for other units, the only con is that I hear dump trucks most days around 7:30. This is for my unit that faces the pool. These trucks can sometimes be really loud and obnoxious. I imagine other apartments complexes experience the same issue in this area.

Meh:
- Amenities: Decent gym that has all the basics (4-5 treadmills, a few elliptical machines, a smith machine, dumbells that go up to 50 lbs, and a number of weightlifting machines). There isn't a private conference room like some other buildings, although sometimes you can get access to the tiny "business center" which has a couple computers and printers. I say sometimes because the "business center" is typically reserved for hotel patrons, not residents. It's nothing special though. The fruit infused water and coffee (sometimes) they put out in the lobby is a nice touch.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
