DO NOT RECOMMEND

I would NOT recommend this apartment complex to anyone. I would give it 0 stars if I could. I lived here for a total of 5 years (two separate units) and could not have been happier to move out, for multiple reasons. I lived here for so long given the proximity to school and work but moved out as soon as another opportunity presented itself.

-Cost: The cost you are paying for the area is way too expensive. There is nothing around (restaurants, gas stations, trails, shopping) and the area is not very safe. By the time my final lease ended, I was paying $1,336 base rent (~$1,440 after water, trash, sewer, admin fees) for a 1 bed/1 bath unit, plus the other utilities I paid for (internet, electric, insurance).

-Maintenance: It would take weeks for a maintenance request to be completed. Whether it is as something small as replacing a light fixture or as large as my AC unit going out, it would take at least 5-7 days for them to even come look at the item in person. My AC unit went out consistently every 3-4 months both in winter and summer. The most recent time it was 89 degrees in my apartment for 5 days before they came to my apartment. They never fixed the unit itself, as it kept breaking every few months. It got to the point where I would have to submit multiple requests in order for someone to come out. Another instance of maintenance issues is when my bedroom window was leaking. I would need to put a large bucket under the window sill every time it rained as my room was flooding. I submitted photos, videos and lengthy explanations as to where the window was leaking and where it needed to be sealed. After 4 times of them coming out to “seal it”, it raining again, and my window continuing to leak. Each time I was just told we would have to wait for it to rain again to see if it worked. I ended up going to Lowes and getting sealant and doing it myself.

-Poor Communication: Contacting the office is a pain. If you call, they will not pick up the phone. If you email, it will take you emailing again for them to respond. I have been in the office before and watched a worker sitting at the front desk (not busy with something else) let the phone ring and go to voicemail.

-Poor Insulation: For my 830 sq ft apartment, my monthly electric bill in the winters ranged from $130-$200. I kept the heater set at no higher than 74 degrees in the winter. There would be condensation on the windows and water pooling on my window sills in the winter from how much heat I was losing through the walls.

-Trash Service Inconsistent: You do not have the option to opt in/out of the trash pick-up service. You pay $30 per month for valet trash service, which only picks up 5 days per week. On the 5 days per week that they are scheduled to pick up, it is not a guarantee they come. There have been countless times where I have set my trash out to be picked up and it is still there in the morning. When reaching out to the office about why the trash service did not come, they would always say it was an outside business and they did not have control over when/why they don’t come but would not offer any reimbursement for the service we were paying for.

-Safety: There were 2 homicides in 2024 within 4 days of each other. The first shooting took place at ~2pm on a weekday. Residents did not receive communication from the office until 20 hours later. Residents found out about both shootings on the local news.

Great place to live

I love living here as a grad student. They are doing lots of updating right now. My apartment is large and has lots of light. We have only had a few minor issues, but this occurs at all apartments.

Great Place to Live as a Student

I've loved my time at the Residence, although they had to cancel my lease right before I moved in. The previous tenant renewed their lease after I had already signed mine, but I ended up in a better unit a few weeks later.

They are very pet friendly and provide great resources for pets. Also, there are several parks nearby that are also dog friendly.

Maintenance is fantastic - they are always willing to come check a problem out. The staff is also very friendly and willing to help.

Because it's in a strange area (close to nice neighborhoods but also close to high crime areas), I have experienced a few instances of theft. While there are cameras on the property, management claims that they do not work. Also, the gate is the only barrier to our apartments, and oftentimes it's left open.

Residence at White River

I have loved living at this apartment complex over the last 3 years. There are lots of amenities, the area is nice, and the maintenance/ front office staff are INCREDIBLE!

Big space for the money

A 3bed, 2bath, 1200+ sq ft apt in Indianapolis for 1500 a month. Amenities include a small gym/workout space, pool, and parking included (but can be upgraded). The maintenance team is very responsive. The only con is it’s not the most modern, but the appliances are up to date - laundry included.
