Great Apartment

Great, new apartments. New appliances with good floor designs. Only negative is that it is located slightly more east of most Wharton students, but not a big deal in my experience.

Very safe with fantastic service & amenities

I moved into this building for my 2L year and have really been enjoying it. The building has a 24/7 lobby attendant, beautiful outdoor space on the 7th floor, gym, media room, fireplace, pool table, kitchen, etc. as amenities for all residents. It’s really cozy. There are only 90 units in the building so we get great service from management and maintenance and it’s more neighborly. I love the people who work at the front desk - they’re great and take good care of the building and of tenants’ packages. Also, they’ll provide cute random snacks and events for everyone (just had federal donuts yesterday for no reason). We also get free yoga at the Harper every week. Lastly, the apartments are very clean and modern. They have central air, dishwasher, washer dryer in unit.

Beacon

The apartment is very clean and modern with central air, and the building has a nice common space with a pool table, desk space, screening room, outdoor patio, and gym. The building management is very responsive and also adds nice touches like organizing free social events around the holidays (and during covid they did things like contactless Vetri pizza delivery and Weckerly's ice cream sandwiches). My only complaints are (1) the area can be noisy if you face Walnut street, (2) there tends to be loitering around the Starbucks directly across the street, and (3) there are no outdoor grills on the shared patio

Fantastic

The Beacon is an underrated Pearl Properties building. Me and my partner lived in a 1 bedroom + Den (which was a proper room with a door and closet). We had a lot of space for 2 people and the Den was so valuable during quarantine because we had a separate office space. It is a well-managed building with a small, but great gym (dead lifting equipment available which made my boyfriend really happy). It is great location for access to all the restaurants, bars, shopping, and Rittenhouse park. However, it is farther away from Wharton's campus, but there is a bus stop right in front of the building and gets you to campus in 10 minutes. There are a good number of Wharton people in this building, but it seems like mostly couples and therefore isn't' particularly social.

Amazing Management, Great Value Apartment

I've really enjoyed living at the Beacon. While it's on the pricier side, you get a great size and quality of apartment in comparison to other luxury buildings. Management is friendly and responsive, the apartments are modern and updated, and the amenity space is very nice. It's very quiet and I almost never hear my neighbors.

Satisfied

I am very happy to be living in this building. It is only ~2 years in to renting the units so everything is very fresh and new. I live on a higher floor so we don't hear too much street noise although typical center city noise can be heard (traffic, shouting, music). Being able to live in center city/Rittenhouse area certainly comes with business and noise although many positives, like convenience to school/work, bus stops, train stations, subway stops, pharmacies, grocers, night life. All units have in unit washer/dryer which is wonderful. Everyone including neighbors, doormen, other staff, are very friendly. There have been issues regarding temperature/humidity control and we have had a couple leaks in our ceiling. All of our issues have been readily attended to and repaired.

Great experience at the Beacon

I moved in soon after the building just opened. Everything was brand new and high quality. Study space, gym, and balcony are all quite nice. Also, property management is great. They are very responsive.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
