Good locaiton for grad student

404 Rio Grande is a good Apartment building with a nice pool area and location. The units are on the larger size but can sometimes be in a strange layout. Being so close to the bars is a huge plus and you can't hear west 6th once you are in the building. It is a quick drive or scooter to campus that only takes about 10 min.

404 Rio Grande

The location absolutely cannot be beat - close to the Hike and Bike trail, Trader Joe's, and the West 6th Street bars. Security has been a bit of an issue (my bike was stolen out of the parking garage our first week here), but I think that's characteristic of any of the downtown complexes that have gate entry systems (vs. a doorman). Otherwise, we LOVE it here - the walls are thick so we don't hear our neighbors, and we don't get the noise from the downtown freight train.

Quirky apartment in a great location

Location is fantastic and parking is free. Apartment itself is 15 years old but unit interiors have been redone recently. Trash disposal is a big pain. Rent is very much at market rate for the area. Some apartments in the building have nice features (ex. front doors onto the street or working fireplaces)

Less Expensive Downtown Living

Pros- spacious apartments; parking included; free visitor parking; perfect location; nice view of Shoal Creek; updated finishes in most units; responsive management team
Cons- lots of construction around building but that may change; small gym; lacks fancy amenities of surrounding buildings; no 24-hour concierge;

Really nice renovated apartment

it's been good so far, management is very receptive. they have newly renovated apartments with so much space and light. not a great gym and the printer always breaks.

Great Location, but...

Living at 404 is about figuring out your priorities. If you want to be one block away from the West 6th bars, Trader Joes, Whole Foods, Core Power Yoga, the new library and much more, then give this place a chance. The bus to campus is a block away, parking is included, and all the units have recently been renovated. Downsides are that the pool is small (actually under renovation at the moment), the gym is smaller, and the overall quality of the building is lacking if you compare it to surrounding apartments. Still, you'll be paying a few hundred dollars less per month for a 1br than you would at Monarch, Seven, Gables Tower, etc.

Great location

Great location, but that's really it. Management is okay, I've definitely had better in the past. Several noise complaints have gone unattended & for the price, we really could live somewhere else, but real estate 101: location, location, location!!

If you don't want to be downtown, there is really no reason to pay the premium to be here and if you really do want to be downtown and don't want to pay up, look at the 404 Rio Grande. If you have a roommate though and don't mind paying a bit more(~1500-1600 per person) and want an upscale experience, the Bowie is great. I don't know about the "neighborhood", but being downtown has been much more enjoyable than I had expected
Downtown is a great landing spot if you are moving from a large city. I moved from DC and found the downtown Austin scene to be immediately familiar.

I would recommend it if you have no ties to Austin and don't really have an idea or preference on where to live.
Awesome location! I love being downtown because that's where a lot of the good restaurants and bars are. I walk or scooter to a lot of places and don't have to worry about taking an uber or finding parking.
Can run into a few homeless people but on the whole it's a great area. Easy to walk to everything in the downtown area.
Rainey is a TON of fun on the weekends. The bar scene is great and it's a very young crowd looking to have fun. Keep in mind you're living in a "party" neighborhood, which can be both good and bad. The real downside is the lack of food options. It's only a 20 minute walk to work and is right next to Lady Bird Lake and the Ann Butler walking trail. I also feel pretty safe there.
This is a great neighborhood. It's not as hectic as it may sound. There are tons of restaurants, bars, and shops nearby. We have Trader Joe's and Whole Foods within a short walk (Trader Joe's is 42 seconds away). There are so many bus routes that it's easy to get anywhere (including school). It's a little pricey, of course, being downtown, but I thought it was worth it.

The river, with the running/walking trail, and kayak rental spots is super closeby.
No nearby major stores or anything close within walking distance besides a few restaurants and bars. As I said before, some people may like living on Rainey, I don't think its necessarily a great place to live, maybe just a great place to go out occasionally. One perk -- close highway access on IH-35
Best neighborhood. Have I mentioned the Trader Joe's?
