Great area, nice building

Pros:
Nice building, good gym & amenities, maintenance is quick, management is responsive, front desk concierge, great location close to green line metro & new bars/restaurants, up and coming neighborhood, quiet area (except for game days at the stadium), community website, resident events, garage parking

Cons:
Average appliances, small water heater (I live in a studio apartment and run out of hot water in the shower on a regular basis), nothing is included in rent, very limited guest parking, lots of construction in the area right now

Overall:
I like living in the building and recommend it to others.

Great apartments in a great spot

Living here has been a great experience. The building is well maintained, the apartments are large, modern (but not too modern, still cozy) and in the heart of the city. There are awesome amenities in the building, and the neighbors are all generally relaxed and considerate.

Spacious, close to the Hill

70 Capitol Yards is a great first apartment in DC. It's in the Navy Yard neighborhood, which is safe, for the most part. It's also very near Capitol Hill, so great for Hill staffers. The pool and rooftop grills in the summer are great. Only complaint is there is no key fob required to take the elevator up, which would make me feel a lot safer!

Like it, don't love it

Perfect location. High rent for low grade fixtures and appliances. Lots of pets which is nice, mostly young people and your occasional member of Congress. The gym is okay, though there's not much room to do any mat work. Movie theater is a great touch. Concierge is always super polite and helpful. Maintenance team is unmatched.

One of the last affordable yet amenity filed apartment buildings in DC

Great located between two metro stops and 4 different metro lines. So many new restaurants and bars opening up in the area each month. Management is spot on, timely and friendly. They throw little community events for free for residents to get to know one another. Very pet friendly. Roof top pool, updated gym, plenty of grills and outdoor lounge patio areas, movie theatre, and business center with free printing. I have lived here two years and I cannot complain!

70 Capitol Yards

70 Capitol Yards has been a great place to live! We have been here since July and absolutely love it. Since our second bedroom doesn't have a window, it's technically a den, which means we get the most bang for our buck living here. The rooftop and pool is a lovely perk, and having a gym in the basement is wonderful. I can almost always find the equipment I need, without feeling overcrowded. Love it, definitely staying as long as possible.

70 I SE

I've lived in the building for a little less than a year, but I am enjoying living in an apartment building far more than I ever thought I would. The concierge staff are the most helpful and genuinely warm people. I look forward to seeing them as I come and go daily. The only con is the cost of living, but I think that's more of a general DC issue than something particular to our building.

Convenient Location, good ammenities

70 Capitol Yards is located in the Navy Yards, close to multiple metros and walkable to capitol hill. The amenities are a major feature, including a rooftop pool and spacious gym. However, management of the building is difficult to work with when issues arise.

Capitol Hill Riverfront Reviews

27 reviews
I love this area! We're close to metros, grocery stores, and great local businesses. It's a very close walk to parks and the Anacostia waterfront. It can feel removed from the law school, which I enjoy, though if you're new to the area it can be more challenging.
I love the Riverfront so much. There are bars and restaurants, a great grocery store, plenty of events and things to do, and there's something new being built every day. The metro is accessible within a few blocks of most apartments as there are two entrances, and the population is full of pet-loving young professionals. Did I mention the Nationals stadium is in the middle of it all? I can't wait to see what my hood looks like in 5 years.
The neighborhood is largely under construction but in ten years or so it will be awesome. In the meantime, there are a lot of great restaurants, the waterfront, and the baseball stadium.
The areas is constantly changing with new restaurants and bars. During the summer the the Yards Park is one of the most beautiful and popular parks int he city!
Looking forward to more grocery stores and shops opening, but I like the quiet of the neighborhood. Easy walk to the water and the Capitol.
I love walking around this neighborhood because it is rather quiet and residential. There are many parks nearby.
The neighborhood has been fantastic. Tons of construction of new restaurants and retail. Great to explore.
This is an up-and-coming area of DC as I understand it. Most of the things around here are new. It's a little expensive, but most of DC is that way as well. A lot of the people who live here seem to be young professionals. There's lots of parks for dogs. It's a pretty area with plenty to do and it's quieter than other parts of DC I've visited. Not quite as cute as some other areas, but that's ok. It has its own thing going on.
