DO NOT LIVE HERE
It's hard to find the words to describe how awful my experience was at this place. If you want to feel unsafe constantly, walk up and down hallways that smell like dead animals and that have trash everywhere, and worry that your car is going to get broken into all of the time (which it did), well this is the place. I had issues with my neighbor at first just being so extremely loud and fighting in the hallways; however, I know it's apartment life so I was very understanding. Then issues kept coming up with that neighbor. 6-10 people at all times staying in this one-bedroom apartment, screaming and slamming doors at all hours of the night. Exchanging of firearms in front of my door. The intense smell of weed filled the hallways and came through air vents into my apartment. Strange men pulling on my door trying to enter at 3 AM. I left multiple times to go stay with friends because I was genuinely terrified. My friends wouldn't even come over to my apartment anymore. I voiced my concerns to the office and was constantly told "Well they pay their rent so we can't do anything". Luckily I was only a few months out from my lease ending. I can't recommend young girls to NOT live here enough. It is extremely unsafe. Elevators were broken more times than they actually worked. Gates/doors always were propped open so the "gated community" aspect is false. My apartment when I first moved in was not cleaned (cigarettes in the window and disgusting air vents) and was told someone would come clean. No one ever did after I asked the office about it multiple times. This was the first apartment I lived in when I moved from out of state to Dallas. I wish I had read other reviews before moving here. Worst 11 months ever!!

Good apartment for SMU student
It's very convenient to go to school and the living environment is OK.

The apartment itself is fine, the building and management are TERRIBLE
The management are a bunch of ineffective liars.
I could not fit my list of grievances in a 100 lines essay.
My elevator has been operative for about 3 weeks in a 10 month period, the hallways stink, the stairs are disgustingly filthy, there are break ins to apartments and cars on a regular basis, 2 shooting onsite in a 1 year period, they put my emergency contact as a cosignatory in the rent contract without informing me or my friend, they do not fix broken fire doors even when specifically reported, several bug infestations known, for a visit to park for 2 hours in the ample parking space they suggested I rent a slot for the month, doors and gates not kept up so thugs and homeless use our grounds as a toilet/camping ground, etc etc etc
When I reached out to them to say that if they were not going to provide me with the services that are stated and implied in the rent agreement that we should part ways, they said they would not let me break away from the lease without paying full 2 month rent penalty.
I should have gone to the Village or some other place.

Elevator stops at least once in two weeks. Annoying. Overall maintenance is not nice. Property itself is pretty satisfying.

Budget-friendly option near campus
The management is pretty bad. They often don't respond to emails and say they'll do something but not do it. Rooms are decent, slight dirty before I moved in, and the carpets were replaced. It's about a 15-20 minute walk to campus depending on where your class is. The google reviews say safety is a concern, but I haven't felt threatened or anything yet. If you minimize going out at night, you should be fine.

Room is great, everything else not so much.
Best part is it's down the street from Campus. 99% of my problems are with the management. Trash everywhere, smells in the hallway, broken elevators are frequent. I really enjoy my actual apartment despite the negatives of the complex. It's very spacious for a 1 bedroom. Pricing is decent.

Good location
Management is not so good. However, I will still choose it again for its location. I can walk to school whenever I want. The apartment is relatively new.

A
I believe this apartment more suitable for single, as we have kids I don’t feel comfortable here. We can smell the Marijuana all around and a lot of parties in weekends.. Also, when we got the apartment it wasn’t in a good shape at all.. the kitchen cabinets, the dishwasher, the bathroom.. A lots need to be fixed..

Although close to the SMU campus, the management is unresponsive to issues

Great Location. Not the best apartments.
The apartment is located very conveniently for SMU students and is close to transit for those without a car. The apartments are good. I had a roach problem on the first day I moved in. Management did ensure that pest control visited to help eliminate the problem. However, I was still seeing roaches for 6-7 weeks after moving in. I lived in another apartment in my first year and it was much nicer and higher quality. Mockingbird is good for those trying to save money and be close to school.
