It's okay!
The Pav is definitely expensive for what you get, but you're ultimately paying for convenience. It's walking distance to both the Law School and Darden, and it comes furnished. I haven't had any issues, but when I do have small things that needed fixing, maintenance is quick and responsive.
It has covered parking and in-unit laundry, which is hard to come by in the area that is walking distance to the school.
No real complaints.

Pavilion at North Grounds
Pav is a great place if you study at the law school a lot and want to avoid paying for a school parking pass, but sometimes management is not responsive/does not answer emails and frequently doors will be propped open.

wildly expensive but too inconvenient if you don't own a car
This apartment is a convenient place to live, but not much more. It is way too expensive for what you get, but with a dog and without a car, I have few other options. There are many frequent and recurring issues: elevators not operating, flooding, etc. I also have not had particularly great experiences with management, either.

Good Enough
Overall, good enough for a student. It's more expensive than other buildings in the area and I don't think that much greater value. There are constant issues with the elevator being out for weeks which would be annoying if you lived on the 5th floor, but otherwise maintenance is really responsive when there is an issue. Amenities are nice enough, have a package room which is nice when it is organized, and its close to shopping/essentials. Wouldn't say it's a good bang for your buck but it works.

Just OK
Property is alright, its super close to the law school so thats helpful but the apartment is really outdated compared to how to looks on the website. Theres a lot of maintenance issues, but at least maintenance is responsive. Oh also my apartment flooded in the middle of the night due to issues and we had to move all of our stuff to another apartment.

Not worth the rent
Mail system is disorganized and facilities are poorly maintained. Occasional events with food in the lobby are nice but don’t make up for these issues. Water is currently included but will not be next year, making the cost even less justifiable. Some upsides are the en suite bathrooms and the option to request furniture. Also, the location is very convenient for law students. My rating would be much lower if I had rented a one- or two-bedroom unit, but the three-bedrooms are a more reasonable price for what you get.

Fine
It is super close to the law school and love the walkability. The building itself is fine. The lighting is terrible in the apartments, my unit has had a ton of maintenance issues, and the maintenance men (who are extremely kind) are very overworked. The elevator was broken for a month, and it was not enjoyable to be a resident of the fifth floor. It is nice that it has a little gym which is convenient, but there are only three treadmills and one of them has been broken.

Review
It is convenient, short walk from the law school, but a little more expensive than other options. The management company also is not always too timely with maintenance requests. But, there are lots of facilities, study spaces, gym.

close to school but otherwise not great
Pav is fine - it's close to school and that's why everyone lives there. It floods, there's bugs, the elevators break, management never replies to you, and parking is so overpriced. But it's a 5 min walk to school so it can be worth it

Pav Review
The property overall is good. Gym is fine, in-unit laundry is great, rooms/common areas are good. Location is great. Probably a bit too expensive for what it is.
