Cortland Oleander East
The complex is really peaceful and is my sanctuary away from school. It's pretty clean in the common areas. I've enjoyed the gym a lot. It's a completely keyless complex, which can be both a positive and negative. A perk I've enjoyed is having valet trash. However, it sometimes makes the hallways smell and can make a mess. I like the location because it is rather quiet. It's less than ten minutes away from without traffic but the Emory shuttle picks up and drops off right in front of the complex which is convenient. It's close to a lot of grocery stores, Target, Costco, etc. and is about 15 minutes away from areas with more of a social scene (clubs, bars, restaurants, etc.). The management is responsive. They answer within a couple days or even same day. They are also pretty quick with resolving service requests.

Nice facility, absent management
The units are very nice, the gym and pool and high quality, and location is great due to taking free shuttles into Emory and proximity to grocery store/restaurants. The management team is low on staff so they can take awhile to respond. It also takes them a long time to complete construction projects, which is frustrating. Overall we are happy here and will stay another year.

Very nice apartment with great amenities. The east building is newer than the west. I’ve never had problems with management or maintenance. Quiet neighborhood.

Excellent Value Living for Professional Students

Oleander
I live at Cortland Oleander EAST (the West side is different so keep that in mind for this review). Oleander East is pricey but for me it was worth it. The apartment is very modern, bright, and spacious. I feel very safe living here as every door around is locked including the parking garage. I haven’t needed maintenance or the leasing office much since living here, but when I did they were very helpful and responsive. They have events for us often (usually food related—food trucks, free chick fil a breakfast), which I appreciate. My neighbors are mostly quiet which is perfect for studying at home! The location is perfect: easy on and off access to the highway cuz driving time to most places in ATL pretty significantly, and it’s about a 10 minute commute to Emory. If you don’t have a car, the Emory shuttle stops right outside the apartment and runs pretty late into the night which has been convenient for me when I had car troubles. There’s also a shopping center right around the corner with lots of convenient stores (Starbucks, Panera, Lidl, etc). Overall, I’ve really liked living here and think it was worth the extra cost I pay.

The Apartment Complex isn't Perfect but it's Fine!
I have enjoyed living at my complex for the past three years. My experience has changed a little since the complex changed management and this is where most of the issues with the complex come from. Overall, none of the issues that I have had (lack of communication from management, new community rules, raising prices, etc.) have been extreme enough to get me to move. At the end of the day, the complex is close to the school, has a shuttle stop up the street from it, is safe, and doesn't have issues with pests.

Social building, good amenities, thin walls
Great pool, grill areas and common spaces-- plus there is free printing. The building is new, but the walls are extremely thin- as in your neighbor's phone vibrates and you think it's yours. Management is responsive to maintenance issues, however in terms of any other complaints, they like to pass you off and not follow up. The parking garage is also very crowded!

Great Luxurious Apartments
Oleander East Apartments is a great place to live for Emory students looking for comfortable living, pool, yoga room, gym, pool table and coworking space. The apartments themselves are spacious with above average finishes. There is a bus stop for the Emory shuttle right outside the apartments which can take you near GBS in 20 minutes or less.

Best Surprise
My wife and I moved to Atlanta and into an apartment complex closer to downtown (Century Skyline) sight unseen... which ended up being an absolute DISASTER. Regular crime, poor security, drugs in the hallways, homeless camps on the sidewalks of the premise. We then found Oleander for $100 a month and spent the next week re-moving.
Oleander is a new apartment complex a couple miles from campus, in a very safe and quiet area. The facilities are immaculate and the staff has been incredible. There are many Emory students here due to the proximity to campus and the value for what you're paying. There is a lounge area with coffee shop vibes, a Starbucks machine that makes coffee, hot chocolate, chai latte's (free of charge), and a very nice pool area.
There is also community wide internet, so you don't have to set up your own. Because it's community wide, you're connected to high-speed WiFi wherever you are on the complex... sitting by the pool, working out in the gym, or streaming movies to your TV (but you're in b-school... don't expect to have time for movies).
Parking is gated, secure and each unit can have up to 2 vehicles. Additional vehicles permitted with permission.
Quiet hours are generally respected by residents, but if not, management will send someone immediately to ask neighbors to quiet down.
