Used to be within budget few years ago. But I no longer consider it a good option. My rent went up $300 in a space of 4 years. Management has declined over the years. Only reason people live here is because it is very close to campus and central station. Even walking to Jayhalk Blvd takes like 10 mins.

Decent and Convenient
My apartment is comfortable, nothing major has gone wrong, and it is very close to campus and to the central bus station. The rent is low, but they are known to raise the rent every year, and this has been the case for my roommates and I so far. The management team is also subpar, so expect to have to follow up on maintenance requests and administrative errors. This can be a headache, but they do fix the problem eventually if you remind them to. The location is very nice because it's only about a 2-5 minute walk to the bus station or to other bus stops around the complex. It only takes about 25-30 minutes to walk to the upper part of campus.

Price hikes make all rent unaffordable
We pay a little extra at this apartment for the washer/dryer, but sacrifice having our own bathroom. The bathroom is a bit small for two people but not unlivable. In general, the complex is nice enough and maintenance requests are completed quickly if you put them in yourself. Our apartment is a ground floor with a patio and we've lived here for two and a half years now. We live across the street from Central Station (although the city does need to put a crosswalk in front of our complex - I've seen too many people almost hit by cars trying to get to the bus station from our street). We often are told that regular maintenance will happen, and then it does not happen at all. We've also had multiple problems with the water that we have been told are not fixable - for example, if you take a shower at any time other than 2-5am, the water will randomly get so hot it almost burns you. We're guessing the water activity from other apartments is the cause. Certainly not as bad as horror stories I've heard from other apartments around Lawrence.
I'll be moving out in May, but it's only because I'm graduating. I'd likely be stuck at this complex otherwise. I'd bet anything they're going to hike our rent by 10 percent again this year, as they've done the last two years.

Convenient
Meadowbrook is probably one of the best locations for student housing. The complex has a variety of student and professional residents. Their "expansion" buildings are nice looking but noisy, with thin walls and ceilings. They have a good routine for dealing with noise and nuisance complaints, but in my case there have been horrible ongoing problems. Older buildings seem quieter, but in some cases have reported mold and other problems which have been slow to be fixed. My experience with maintenance has been excellent. Management is "okay."

Good, but may be variable.
My apartment unit is in good shape, and we haven’t had major problems so far. Do be warned, maintenance is slow. Meadowbrook includes many buildings and units. I would recommend touring the unit you will rent ahead of time because there seems to be a large range of conditions they are in. It’s very close to KU’s western and main campuses (about 25 minute walk to main part of campus, about 10 to the edge of campus) and right across the street from the bus station, which is great!
