Never intended to stay so long

4/6/2025: I lived at Broadstone Van Dorn for nearly nine years and my electric bill ranged from $5-$82.00 per month until suddenly, for no apparent reason and without being notified, it increased to $231.63, an increase of more than 180%.! I was never informed, nor have I ever consented to such an exorbitant increase. When I raised the matter with management, I was informed that the charges were based on shared costs for the entire building. Then in Feb 2025, I was billed $198.18. I decided to leave because the landlords do not communicate to tenants effectively and are passing on their costs to tenants. Not to mention that the place has roaches, rats, and building security is horrific. Under the Virginia Residential Landlord and Tenant Act, tenants are entitled to clear and accurate disclosures regarding charges for utilities and are not obligated to pay charges that have not been explicitly agreed upon. The Virginia Code § 55.1-1221 (B) states that landlords must provide a clear understanding of utility billing practices, and any failure to do so can result in legal liability. I have reached out to management to seek resolution for my issues with the intent to file a formal complaint with the Virginia Department of Consumer Protection or pursuing this matter in court. I spoke to another resident on the day I moved out who told me she was charged over $300 for electricity. We both live alone so it is not logical that we should be paying these high prices for electricity. Broadstone Van Dorn is not a reputable place to call home. If could rate in the negatives, the stars would outnumber the text.

Too Expensive for what you get

Rent increased from $919 at move-in May 2013 to $1,158 starting March 2015 for 340SF apt ($239 increase; utilities not included). I'm moving! Too many leaking pipes in bldg. One cleaning person for a 9-story bldg. Only love the location & free Wi-Fi.

I love the neighborhood. Although Old Town is in the suburbs, it feels like like a mini city, and almost everywhere I want to go is within walking distance. There are great restaurants and bars a few blocks, we're close to the river, there are multiple parks nearby. There is a Whole Foods a block away from my building, and it takes me less than 10 minutes to walk to the King Street Metro station. I also have a dog, and there are so many dog parks and dog-friendly businesses in the area.
Pros:
- Safe, nearby grocery store, pet friendly, pool, close to restaurants, diverse in income types and styles of homes, etc.

Cons: Section 8 housing, a lot of people for a tiny pool.
Lots of new development populated by yuppies and hip new businesses/restaurants, mixed in with pockets of section-8 housing and shady groups of people walking the streets.
Absolutely love it. So many friendly people and fun restaurants, coffee shops, stores, etc. Feels like you are apart of a community and very easy to meet people.
Public transportation is excellent. Really don't need a car. Holmes Run Park great for running and bicycling. Restaurants, shopping and malls within 5 miles.
Close to DC and other Virginia cities... good public transport... not as young and fratty as Arlington but still plenty of social opportunities... Love it
This is an awesome area. It is lots of fun to explore and a nice change from being in the city for school all the time.
Old Town is great! So many restaurants, bars, shopping, parks, and hiking. Easy to walk to all the shops on King Street, and super close (walkable) to two metro stops, Braddock Road and King Street. Commute to Foggy Bottom via metro is only about 30 minutes, and it is a straight trip on the blue line from Braddock Road to Foggy Bottom-GWU.
