Rye Sobo was good, but now it's a hard pass.

We've lived at Rye Sobo for nearly 4 years, and up until recently, it's been a great experience. The complex used to be managed by the Cardinal Group, and our holiday decorations were always appreciated—not just allowed, but regularly complimented by neighbors and guests.

That changed when Greystar took over management. What started as a polite request to remove an extension cord running under our door turned into a full-scale crackdown on any form of door decoration, including low-voltage LED lights.

We complied with the original request. But then we were told even lights that were not using extension cords had to go. Eventually, we were asked to remove all holiday lighting from the front door—even though this kind of lighting posed no reasonable fire hazard.

When I put a small, clearly worded sign on our door expressing frustration with the policy shift, I was told that had to be removed too. It’s disheartening to see such rigid, HOA-style enforcement, especially in a building where residents used to be treated like neighbours—not tenants under surveillance.

We’re still here, but we’re disappointed and plan to move out at the end of our lease. If you're looking for a warm and expressive home where you're free to personalize your space a little (especially during the holidays), you may want to ask Greystar up front what they currently allow—and how often they change their mind.

UPDATE: We received a Demand for Compliance or Possession on the 16th of September. We responded with a letter of our own, highlighting the fact that this was retaliatory enforcement of a lease provision that has not been enforced before (the no signs ultimatum). They responded by sending a community-wide message demanding ALL signs, decorations, door mats, and so on be removed. If you, like us, are fed up with the steady creep of Authoritarianism into our daily life, give this place a hard pass.

TERRIBLE COMPLEX AND MANAGEMENT COMPANY

I can't provide enough negative comments about this complex or management company Greystar. Common areas were dirty; doors were broken; elevators were broken; we were charged hidden fees: utilities for not only the unit but also all common areas and "concierge" trash which was required on top of rent and made the hallways stink; storage units were all keyed the same until a bunch of them were robbed and the management company refused to respond to any of us; dog poop and urine were left on floors and carpets; A/C was broken for 2 months and the temporary unit was missing parts; security deposit was withheld for no reason and management refused to provide any explanations or evidence. I could go on and on. This place is an absolute s**t show.

Scummy Apartment Complex with Shady Management

I am a former applicant who paid a holding deposit to this apartment complex and was never refunded, even though I never signed a lease or moved in.

Despite repeated calls and emails, the property owner and management company have ignored me. I’ve had to consider legal action to recover my money.

If you're considering renting here, be careful. Document everything and know your rights under Colorado tenant law.

Ask: How do they handle deposits? Who is responsible when management changes?

I am sharing this as a real experience to protect future renters.
You can verify my story in public records — I am taking this to small claims court.

Stay informed and make sure your money is safe.

Beware!

I am leaving a 1 star review to warn others about the extremely poor and unsafe living conditions at this apartment complex. My partner and I moved out early due to multiple unresolved health and safety issues over an extended period of time. The property management team was slow to respond and did little to resolve the following problems:

- Constantly broken garage doors allowed unwanted intruders into the buildings.
- Flooded elevators with dog feces and urine acknowledged as a health hazard by staff
- Multiple broken entry doors gave homeless people access to get inside(I'd come home late at night from work to homeless people smoking in the stairwells because security doors were always broken)
- Recurring shutdowns of amenities like the hot tub
- Unsanitary dog park made my dog sick
- Vehicle break-ins and theft in the uncovered parking lots
- Oh and your parking pass doesn't guarantee your car wont be towed by wyatts towing.
- Attached are photos of the issues and what everyone else at the complex is saying. Every day I will add another photo.

Many of these issues were acknowledged in a newsletter a while back were they admitted it was a health concern. No further action was taken.

After providing proper notice that we were vacating due to these unsafe conditions (as is our right under CO law), the front office agreed to close our account on our move out date when we returned our keys. However they are now illegally trying to charge us over $4,000 in fees for early termination. Which we now have to work with a lawyer to dispute.

I strongly caution anyone considering renting here - this is an extremely poorly run property with numerous safety issues that management refuses to properly address. We moved here excited about the amenities but instead dealt with sickness and loss of property. Please learn from my experience and avoid renting here!
