Day-to-day / Average tenant no complaints, but if you have a major problem you may be ghosted

Close to freeway entrances & exits & a cheap gas station & downtown Culver City (pleasant walkable community)! Location pitch is this: Culver City is 20 minutes from everywhere (Santa Monica, Westwood, Venice, West Hollywood, Downtown, K-Town, +10 mins for Silver Lake & LAX).

The kitchen is a bit run down, with no windows and unpleasant tiling/cabinetry (many knobs have fallen off), and the bathroom sink drain and fan are somewhat weak. The dishwasher was inoperative and then became moldy from disuse, so though it was fixed we do not use it. The bedrooms & living rooms are super clean.

As tenants, we do not bother landlords except when vital & always pay rent on time.

Management is relatively responsive and pleasant to speak to, though they have ghosted us in regards to a window leak (which is a pretty major issue). They almost never answer texts & then pretend the prior ones didn't exist when they do respond.

The owner and managers are family (a wealthy Beverly Hills family), so there is a particular level of internal loyalty and incentive to penny pinch. For instance, there can be cockroaches in Culver City, but they are almost entirely easily eradicated with standard traps. Management attempted this "spray treatment" that was not at all effective. Furthermore, I have personally spoken to several tenants on the top floor who have had to deal with ceiling leakage and mold for years during the rainy season, and it has been patched over instead of having the roof fixed. If you do live here, 2nd floor is best. The 1st floor can be treacherous when it rains. Sometimes, they send the regular property manager instead of a contracted worker to look at issues necessitating the latter (i.e. a leaking window).

With other maintenance requests though, they are fixed in a relatively timely fashion, which we do appreciate because there have been some notable ones.

Convenient Location for Cheap Price

Overall, the apartment is pretty decent. It's a great price and quite spacious. The location is a major plus, since it's close to downtown Culver and also super close to the metro station. It's also relatively quiet. Management is pretty responsive, but the building is old, so there's no AC or heating and can get pretty hot/cold during the summers and winters. We had some roaches when we first moved in, but it's been resolved since then. The main problem I've had is that my bedroom window leaks and they have yet to actually fix it after nearly a year and several attempts by their contractor. It's no luxury apartment, but if you're a student looking for a decently priced apartment in a good location, it's a nice find.

9820 Exposition Review

This apartment is in a great location, 3 mins from the Palms metro station and 15 mins from downtown Culver. The rent is cheap as the building is rent controlled, but the apartment is not as updated.
