The Broadview:

The Broadview is a great property for graduate students who want to be close to campus and in a secure location. Although it is not the most cost efficent, the furniture and move-in ready component allows for seamless transition and move to Nashville.

The Broadview

I have thoroughly enjoyed my experience at the Broadview so far! While the studio is a bit small, the location, amenities, and management and maintenance team make up for it. I like how close the Broadview is to Vanderbilt's campus as well as the fact that other residents are students. The complex is clean and well-lit.

Perfect for what I need

Coming from undergraduate dorms, this apartment building is perfect for what I need. It is small, but it's quite and the building is clean. Flat rate utilities is also very nice for shorter term renting because I didn't have to worry about setting any of that up. I wish there was onsite parking, but the Vanderbilt garage is very close and I have been able to find a spot pretty easily with my annual pass every time so far.

Good place with great location

I love how close this apartment is to campus! The common areas of the building are also very nice and it's great to be on top of a grocery store (there's not many in this neighborhood). But, the hallways of the building are a bit gross and my studio apartment is extremely small. I also wish it had a pool. But, the furnishings inside the apartment are modern which is great.

Good Potential Undermined by Poor Management and Hidden Costs

Broadview has the infrastructure and potential to be a great place to live, but unfortunately, that potential is consistently undermined by ineffective management and a lack of resident support. I lived here for one year, and during that time I encountered a range of recurring issues that could have been resolved easily, yet were often unnecessarily complicated.

Routine matters—like minor maintenance or standard lease concerns—were often met with rigid policies, limited communication, and a lack of practical assistance. Simple requests felt burdensome, and at times, it seemed as though the goal was to charge residents for every minor service rather than provide genuine support.

Many everyday situations are not clearly defined in the lease, which opens the door for extra fees and vague interpretations that tend to disadvantage tenants. This lack of flexibility, combined with the unwillingness of management to engage constructively, results in a lot of wasted time and frustration.

While the pricing may initially seem reasonable, it’s important to account for the hidden costs—both financial and mental. Repairs in shared areas (such as elevators and gym equipment) are often delayed, and cleanliness in the building is inconsistent. Ultimately, although the property appears to offer good value, the overall experience can be stressful and more costly than expected.

Convenient, but SO overpriced

The Broadview is great for first-year graduate students, international students, or for those who need to be within walking distance from campus and want to live at a newer facility. However, there is a *huge* premium for the 'convenience' factor of living at the Broadview. Yes, you get all of your utilities covered in the rent and there are furnished options, but for almost 2400/month, you'd expect a one-bedroom to be more than 400sq/feet. Even in my one-bedroom, there is no where to put a table or a desk. I have to sit on the floor at my coffee table to eat, and I do not have a functional desk. Also, they've more than doubled the short term lease fee, so now renting a one-bed from August to May will come out to be 2600/month, excluding parking. As I've tried to navigate my living situation for the coming year, I've been in contact with the property's management. They've been unhelpful and do not seem knowledgeable about the property's policies. Every time I bring up a concern, they defer to 'corporate' and claim that the issue is out of their hands. For all of the aforementioned reasons, I am leaving the Broadview. This review is not meant to dissuade you from living here. It is moreso a 'wake up call' to the reality of life at the BV - you have to decide how much you value space and livability over the price of convenience.

Other miscellaneous things you should know:
- In-building grocery store (turnip truck)
- There is a ~3/4'' gap between the floor and the bottom of the unit's door, so sound travels into your room (dogs barking, namely)
- AC has lots of issues
- Very Spacious bathroom, tiny bedroom
- Nonexistent closet, minimal storage
