Very nice interior and exterior buildings. Relatively new buildings. Walkable from downtown (1 mile). Only complains is that there are no amenities such as a pool or gym.

Quality Apartment with Caveats
Pros: CollegeTown Properties has been responsive to any needs. These are comfortable apartments with higher end counters, cabinets, sinks, and appliances by student housing standards. Ceilings are high, and apartments have large windows to welcome ample natural lighting. The location allows quick access to campus and easy access to Alps for shopping. There are some shops in the complex, the only 2 of which I use are a bar and coffee shop. There is a small liquor store, French café, and another bar within a 5 minute walk. There are also some 3rd party fitness facilities on site, but none are gyms.
Cons: Your apartment will either face a concrete supplier (North facing) or train tracks (South facing). The train noise doesn’t detract too much for me, but it does wake me up at night sometimes. If you have a north facing unit, you will not be able to open your window at night or else the concrete mixer will wake you up. It is very loud, but the volume was very low when I toured one of these units due to wall and window insulation. Nevertheless, I made sure to lock in a South facing unit. For a resident that skews older than undergraduate on average, people are shockingly messy. I have seen vomit and dog feces regularly on sidewalks, and I do not walk my dog in the grass because there is so much feces that residents don’t clean up. It is very disappointing. Parking can be very scarce, especially with the Chase Street Warehouse retail activity, but I have not seen parking enforced yet, even though we do have passes. Lastly, a nearby water treatment facility, plumbing treatment store, and chicken processing plant collectively mean that you will periodically endure horrible smells outside, though almost exclusively in the morning. It really is an unpleasant way to start my days, especially as I walk my dog.
Summary: These are a great option if you’re looking for comfortable apartments and don’t place high value on included amenities. However, be mindful of the concrete noise when selecting a unit. I will probably not return because I want somewhere with off leash options for my dog that are closer, and I’ll be very glad to leave the neighborhood smells and excessive dog feces behind as a bonus.

Absolutely Love
I currently live and have lived in this apartment for 2 years. Me and my cats absolutely love the 12 foot ceilings and spacious windows. I rarely need to turn my lights on with all of the natural lighting. It is in neighborly part of Athens only a mile from downtown. Sadly there are no amenities which is why I give it only a 9, and all utilities are separate. But as someone who went to UGA in undergrad and dealt with some rough housing choices, I am so happy to have found this place. With my one bedroom I have my bed in my living room space and designated my "bedroom" as an office so that I can comfortably work from home!
Overall it is a new complex, opening in September of 2023, and it has been so nice living here! I highly recommend, the rent has definitely gone up for new tenants over the past year however with the slim options of solo apartments, this one is top of the list.
