This place is literally on campus. It's safe and fine.
I have not explored the entirety of the neighborhood, however being right on campus and in such close proximity to the school. The Lofts are tucked into a corner of campus where the only thing near them of campus grounds are a train track and the Spur 5 access road. It is usually very peaceful on this side of campus and I have had no issues with noise or loud neighbors at all. An occasional train my pass through, however that is the most noise I have had to deal with while living here.
Crime used to be bad in the fall of last year but so far no incidents have occurred since then. We had a couple of shooting. There are sometimes drug deals that occur next to our house. It's not a neighborhood that you want to walk around at night
Given that the University Lofts are still relatively on campus, residents don't really walk through Third Ward to come to and from school. Third Ward itself, as long as you're with someone and are being safe, isn't much of a problem.
Third ward gets a lot of bad reviews, but the area closer to the UH / TSU area is amazing. Great, friendly people; awesome location close to downtown; incredible restaurant and coffeeshop scene.

You just gotta break out of the "white-girl sketch" factor and actually be willing to interact with people of diverse economic backgrounds.
