Avoid Tava Waters at All Costs – Unsafe, Unprofessional, and Miserable to Live In
If I could give this place zero stars, I would. I’ve lived here for just three months, and it’s easily been the worst living experience I’ve ever had.
Package theft is out of control here. I’ve had over ten packages stolen in under three months—including a high-value item stolen by an Amazon driver. Residents pay for “secured” Luxor package rooms, but these lockers are constantly broken into by other residents, and management does nothing to address it. If a thief is caught, they’re just told to return the stolen items—no consequences.
When I tried to obtain security footage to give to the police, Resident Services refused to provide it. One staff member even told me they do provide camera footage to residents when requested—only for me to later be told they “legally can’t.” Which is it? The dishonesty is unbelievable.
This property is not safe. While a security company vehicle is parked here, the property is rarely (if ever) actually patrolled. On the rare occasions security does appear, they don’t take action. Cars routinely speed through the complex—often over 35mph—creating dangerous conditions for children, cyclists, and elderly residents.
Crime is a constant concern—there’s an active chop shop in the Longitude neighborhood, stolen cars have been recovered by police, and nothing is done to remove the residents responsible. I’ve had to install my own cameras inside and outside my apartment just to feel a shred of security.
The Resident Services team openly admits that they agree with solutions like hiring a Luxor liaison, but say “corporate” controls everything, so nothing ever changes. The staff here are either poorly trained, indifferent, or both. They’ll tell you whatever you want to hear just to get you out of their office, even if it’s completely untrue. They dodge calls, avoid face-to-face interactions, and often put “closed” signs on their doors despite being inside.
Maintenance requests are ignored for weeks—until something is so bad it’s impossible to ignore. My kitchen sink stopped working and filled with stagnant water before anyone came. When a maintenance worker finally did show up, he broke several of my plates and promised management would replace them. A month later, I still haven’t been reimbursed. Instead, they initially told me to file a claim through my renter’s insurance—which isn’t even what renter’s insurance is for.
The leasing staff are trained to sell a fantasy. The lady who helped us sign told us numerous false or misleading “facts” about the property. Once the lease was signed, she became nearly impossible to reach and unhelpful when I sought clarification.
The unit itself is in awful shape—rotting wood floors and framing, marked-up walls and cabinets from previous tenants that were never cleaned or repaired. While Tava Waters spends money making the outside of the property look appealing for tours, the inside of the units is a different story—dirty, outdated appliances, worn-down, and barely livable.
Tava Waters is unsafe, crime-ridden, and maintained by an unprofessional, dishonest staff. They care more about appearances than the safety, comfort, or trust of their residents. I cannot stress this enough—do not live here. It will be an expensive, frustrating, and stressful mistake.

Good community
It’s a good community and I feel safe and I like the free parking and the fact that it’s an outdoor apartment, it’s not accessed from the inside of the building.
But they have problems like any other apartment complex

Tons of amenities but you're going to pay for them
It is nothing fancy but it is fairly nice. Staff tries to be helpful but they seem fairly understaffed so repairs are slow. Tons of amenities like pool, gym, and social events all for free which is nice.

Pretty Solid
It’s nothing fancy and definitely a landlords special in terms of just painting over stuff but otherwise it’s good. Lots of little fees but that’s life in Denver. Close enough to school that’s it’s a quick drive (no public option) but gives you a little breathing room from school. Tons of amenities

Nice Complex
The gym is better than the school’s, there is a lake and a running path around 1.5 miles long. You can kayak/paddleboard with your own equipment or rent it from the complex.
