Super nice place

This is a great building and great apartment, but it's about as expensive as it gets in Philly. That said, Dranoff Management does a great job. They've been extremely responsive and easy to work with.

Awesome Apt and Building - Location a bit out of social scene

Our apartment is an extremely spacious, high ceiling 2 bed/2 bath. I have absolutely nothing negative to say about the building, management, or other residents. In addition, every unit gets an external storage unit which is immensely useful in terms of reducing clutter. They just re-did the lobby and the entire gym so they look really good. In addition, being right on the river offers easy access to running tracks and outdoor space. In addition, it's closer to campus and walk is about 15-20mins, which is 10-15 shorter than Rittenhouse.

Outside of that, the building is a bit removed from the main social scene around Rittenhouse Square so the walk can get a bit tiresome, especially when cold/raining. In addition, the closest corner store/Rite Aid is four blocks away. Nothing outrageous but just irksome enough to be worth a mention.

Great place to live in

This is the closest you can be to campus, but still live in Center City. The building is well maintained, and the gym is great. It's in a quiet area, which is great if you are not the party type.

Locust on the Park

Location is perfect for MBA students wanting to live within a reasonable walking distance (~20 min) of school. Loft apartments are absolutely beautiful, huge windows and a lot of sunlight. Management is fantastic. Prices very reasonable. Plenty of closet space. Pretty good gym included.

Clean, safe, and convenient location however units are pricey for not a ton of space.

Locust on the Park is a great place to live in the Fitler Square neighborhood in Center City. The building is safe, clean and kept up well. The apartments are updated and laminate floor is available if requested. There is a gym and great access to a dog park, gardens and the Schuylkill River Trail. They also have a parking garage and flat lot for an additional cost each month. The only downside is the price (it's quite expensive for the space you get) and poor design features of some of the apartments. We don't love our closed in kitchen or overly spacious bathroom with zero counter space. Overall we love the neighborhood and easy access to Rittenhouse (10 minute walk) and campus (25 minute walk).

Good "happy medium" location

Locust on the PArk is great because its halfway between the two places I spend the most time: Huntsman and Rittenhouse Square. It's a 20 minute walk from campus, so it's an easy to walk no matter the weather, and I've saved a lot of money on ubers and buses compared to friends. It's also a 2 minute walk to 2401, which is extremely convenient for team meetings, printing, etc. The apartments have ridiculously high ceiling and massive windows. Management is very receptive to any issues, and the doormen are very friendly. The gym is convenient, but nothing special. If you are a runner, you can't beat the proximity to the Schuykill River Park.

Negatives are that there isn't a ton within a 1-block vicinity (or anything?). You have a 5-10 minute walk for eggs, milk, etc. Also before signing a lease, see how the progress is with the construction next door. The management is building a new swanky high-rise, so you don't want a window facing that and be aware of the noise (this might be a good negotiation tool to get rent lowered!!).

Great building for Wharton students and young professionals

Locust on the Park is a nice well-maintained property on the river. The neighborhood feels safer than Rittenhouse and there are lots of trees in the area. Our unit is large for a two bedroom and the ceilings are very high. We opted for the upgrade (new carpets and appliances, paint, etc.), so out unit is in great condition. The gym is quite large, but the party room is a bit outdated (still totally fine though). Management is professional and responsive. It would be nice to live a bit closer to the square for social reasons, but I actually like our neighborhood better as a place to live. It's much closer to campus than some other Wharton buildings and the square isn't a far walk at all. The only issue with the building is the construction going on near by. The road construction should end soon, but the building across the street may take a while. We don't hear the construction for the new building, but if you face 25th Street, it could be an issue. Overall, we are really happy living here and think we made an excellent choice!

Great for families

Park 1 minute walk, river trail 1 minute walk, school 20 minute walk. Very roomy and good sunlight. Little noisy from construction and train.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
