Beautiful Rooms with 12 ft ceilings

Large, spacious apartments with modern furnishings including wooden flooring in the shared areas and granite kitchen tops. Ceilings are 12ft high and windows take up most of that space letting in a lot of light. well stocked gym and across the street from the Schulkill trail which is a great place to run. Management is available and fast to react if there are any issues. For students at Penn, 20 minute walk to campus, 2 minute walk to 2401, 7 minute walk to Pub and 15 minute walk to most places in Centre City. Trader joe's is about 10 minutes away and there are smaller convenience stores nearby. Surrounding area feels safe at night.

It's close to budget but you get so much more for your money a little further from Center City and you're by no means far from the action. The high ceilings do also mean that you need to buy more lamps to get light in the evening.

Beautiful, quiet space with easy walk to campus

The best part of Locust on the Park are the units themselves -- 16' ceilings and 12' windows make them spacious and beautiful. The building has 30-40 students annually so there are plenty of young people around. There is a bit of a trade-off as your walk to campus is only 20 minutes, so it is super manageable, but you are 10 minutes from Rittenhouse square where lots of events take place. I'd make the decision to live here again!

Good "happy medium" location

Locust on the PArk is great because its halfway between the two places I spend the most time: Huntsman and Rittenhouse Square. It's a 20 minute walk from campus, so it's an easy to walk no matter the weather, and I've saved a lot of money on ubers and buses compared to friends. It's also a 2 minute walk to 2401, which is extremely convenient for team meetings, printing, etc. The apartments have ridiculously high ceiling and massive windows. Management is very receptive to any issues, and the doormen are very friendly. The gym is convenient, but nothing special. If you are a runner, you can't beat the proximity to the Schuykill River Park.

Negatives are that there isn't a ton within a 1-block vicinity (or anything?). You have a 5-10 minute walk for eggs, milk, etc. Also before signing a lease, see how the progress is with the construction next door. The management is building a new swanky high-rise, so you don't want a window facing that and be aware of the noise (this might be a good negotiation tool to get rent lowered!!).

Great building for Wharton students and young professionals

Locust on the Park is a nice well-maintained property on the river. The neighborhood feels safer than Rittenhouse and there are lots of trees in the area. Our unit is large for a two bedroom and the ceilings are very high. We opted for the upgrade (new carpets and appliances, paint, etc.), so out unit is in great condition. The gym is quite large, but the party room is a bit outdated (still totally fine though). Management is professional and responsive. It would be nice to live a bit closer to the square for social reasons, but I actually like our neighborhood better as a place to live. It's much closer to campus than some other Wharton buildings and the square isn't a far walk at all. The only issue with the building is the construction going on near by. The road construction should end soon, but the building across the street may take a while. We don't hear the construction for the new building, but if you face 25th Street, it could be an issue. Overall, we are really happy living here and think we made an excellent choice!

Clean, safe, and convenient location however units are pricey for not a ton of space.

Locust on the Park is a great place to live in the Fitler Square neighborhood in Center City. The building is safe, clean and kept up well. The apartments are updated and laminate floor is available if requested. There is a gym and great access to a dog park, gardens and the Schuylkill River Trail. They also have a parking garage and flat lot for an additional cost each month. The only downside is the price (it's quite expensive for the space you get) and poor design features of some of the apartments. We don't love our closed in kitchen or overly spacious bathroom with zero counter space. Overall we love the neighborhood and easy access to Rittenhouse (10 minute walk) and campus (25 minute walk).

I've really enjoyed living at locust on the park.

Big space compared to what I could find closer to Rittenhouse square. Great management team and staff. If we ever have any issues, maintenance fixes it within a day. Only downside is it's a little farther from the bars/restaurants in center city than most other apts that Wharton students typically live at.

Great management, nice units

The Dranoff property management is great. Application process was smooth, and they are very professional. Great doormen who do everything they can to help you out when needed. Units are well maintained and spacious. Gym is decent. Location is just slightly away from the main action of Rittenhouse square. Is also right next to the Schuylkill running path and the dog park. Is not very close to any grocery stores or supermarkets which is the only downside.

Lots of sunlight and awesome high ceilings

Locust on the Park is a fantastic building to live in! All of the units are very bright, spacious, and have high ceilings. The management and doormen are great and very friendly. Management/maintenance is very responsive -- the few times we have had something break it has been fixed in less than 24 hours. The location is perfect for almost all Wharton activities -- 1.5 blocks from 2401, 3 blocks from Pub, and essentially the closest you can get to Huntsman while still living in center city. The only downside to the location is it is slightly further (4-5 blocks) from many of the bars frequented by Wharton students, relative to how close some of the more popular buildings are. Another perk to the location is being right next to the river and running/biking path. The has a mix of Wharton students, other Penn grad students, young professionals and young families.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
