Amazing building but very expensive which is why I deducted points.

The apartment building is super convenient. Only a 20 min walk to Penn's campus. I needed somewhere with parking (which is difficult to find in grad hospital area), so that was why we ultimately picked here. Parking is $200/month which is pretty standard compared to other places in the area. It has a gym in the building which is pretty well-equipped and not typically crowded. It is definitely on the more expensive side compared to most places in Philly but the commute is pretty unbeatable and it has all the normal building ameneties - doorman, package deliveries, gym, responsive maintenance etc.

Overall, my experience at Locust on the Park has been excellent and I loved living there however I was paying a ridiculous amount for the space allotted.
PROS: beautiful building, excellent view of the Philly skyline, friendly and awesome doormen, never lost a package because there was always a doorman to accept them, gym included, designated parking (additional $200), TONS of sunlight w large windows, cool lofted ceilings, extremely close to the hospital and buses, live right on the river park, very convenient and easy to live there, repair men help with anything that goes wrong, very secure, extra storage closet (although kinda small), in apt washer and dryer

CONS: big old windows = leaky = expensive cooling and heating bills, overall EXTREMELY expensive for the space (you can barely host anybody), parking is an additional $200-250 (but you always had a spot)

Additionally, I lived on the top floor and had a persistent leak from the roof that caused mold and mushroom growth in my baseboard that they could just not fix. This was a unique issue with me however they never offered to compensate me or understand how distressing water leaking on my face while I am sleeping is not cool.

Overall, when I moved I chose this place because it was secure, convenient, beautiful, and close to the hospital. But as I got more comfortable with Philly I opted to move for more space at a fraction of the cost (plus I wanted some outdoor space and more storage). If I went back, I would probably only live there my first year instead of my first two but I do not regret living there at all.

Overall a fantastic apartment and really happy with our choice-

Nice, updated apartments with huge windows. Great finishes everywhere and the front desk folks are awesome. Perfect location if you have a pet, and closer to campus/2401 while still being center city. Amazing views depending on the unit. More space for your money since it's outside of Rittenhouse.

There are a few caveats. First - make sure anything the leasing agents tell you is put in writing because there's a good chance it may not be entirely accurate (e.g. storage lockers, renovation timelines, etc..). Second - there is significant train noise depending on the apartment location (downside of big windows). Finally - and this will hopefully not be an issue for future renters, but construction on the facade of the building has lasted 6+ months longer than residents were told (and no end in sight). No big deal if it's finished, but a huge pain for current residents.

Great building. Missing a grocery store in neighborhood though.

This spot is perfect -- closer to campus, near the train station, huge spaces, kind and helpful staff, cool-looking building, new gym, beautiful park nearby, and overall easy and awesome loft-style living experience. I think people will pressure to have to live on Rittenhouse because that's what everyone immediately says to do, but in reality you can live near Rittenhouse (Locust on the Park is just a 5 minute walk to the square) and not miss out on anything. Fitler Square is beautiful, quiet, and still a perfect location.

Amazing location - close to school and very affordable parking compared to rest of center city. Spacious apartments

Pros: Really like the spot as a Wharton student. Close as you can be to campus, great spot by river trail, affordable, nice little gym, parking that visitors can temporarily stay in, high ceilings and big units

Cons: Not much super close in terms of supermarkets, limited amount of other food (besides a few sit-down places), Sandy's closed :(

Locust on the Park has great, recently renovated lofts. The building is located along the river, very close to a dog park and to school. Management can be annoying but once you have moved in, involvement is minimal. Overall very happy with this apartment.
