You Don't get What You Pay For

Surface level it looks nice, but for the price they charge I feel you should get more. There's a roach problem in the building. There are a lot of pet owners, so you are greeted with the pungent smell of urine every single day. All in all, would not recommend to a friend. Plus there's a lot of construction and the nieghborhood gets deserted at night, so I feel unsafe walking my dog after dark. There are a lot of homeless people and drug addicts. When you pay for a luxury building, you usually get a safe neighborhood to go with it. Not really the case here.

Decent building offers good value.

Building is decent overall. Certainly has its quirks and the management company could be better. The reviews online calling this place horrible are exaggerating (and we are very particular).

Biggest issues are: some (but tolerable) noise from Comcast building construction next door, arcane process for package intake (manually tracked by security staff), and horrible lease terms.

Overall though, area is nice, apartment is larger than if you were in Rittenhouse square, but still close enough for social activities / food, appliances are new, and lots of natural sunlight.

1st year Wharton

Generally okay. A bit from Wharton bubble, but within walking distance . But noise from construction activities (Comcast building) is quite disturbing, and sunlight during winter is quite limited

Lots of sun in the living room. Very nice amenities. Amazing gym and common areas down stairs. Roof deck.

Looks nicer than it is

There are some great amenities but I would not call this a "luxury" building. Dog owners take their dogs right out front of the secondary entrance so there are often unwanted smells. The floors are thin so you can hear people walking around their apartment if they do not have rugs.

Love this place!

It's a beautiful building located in the heart of the business district, and right next to the new Comcast building (which will be the tallest in the state, and the ninth tallest in the Western Hemisphere). It's super pet friendly, and a lot of the residents have dogs (which is great with Rittenhouse Park so close by). There's a fantastic, newly-built Rite-Aid in the ground floor that's open 24/7, so you'll never want for food or supplies. All around a great place to live!

Lots of noise

Good location, ok maintained building. Good view without the building being constructed next door. But I like living there because of how central you are to everything in Philly. I do wish they kept up with maintenance though. Also love that they allow pets - big plus!

Pricey, but safe and new apartments

My dream apartment. Spacious area with almost floor to ceiling windows (natural light was important to me). The curtains are not blackout like they say. All new appliances and excellent updated in-unit air system. Utilities are overpriced. Pet friendly!

I love the location and our unit looks nice and is updated, but the other tenants are young and somewhat irresponsible (ie: leave the trash room a mess; don't pick up after pets outside). Also, building security seems to let anyone in, and we've seen people using the gym who don't live there.

It's not a bad neighborhood, but it can get deserted. It's a pretty corporate area. Coffee shops are closed on the weekend, that kind of thing. It's close enough to other neighborhoods though, so you don't feel super isolated.
It's not Rittenhouse, but it's not as pricey; it's not Washington, so it's not as oddly out of the way; and it's not Franklin, thank God. Logan is lots of families, a handful of schools, some great museums, a scattering of acceptable restaurants, a Whole Foods, an excellent running trail, and some of the most accessible transit options are found on Market as soon as you cross the river. Once you're off that, it's fairly quiet, and the parkway quiets down once commuting is over (unless, of course, a world-class concert or festival is taking place, and is that really that much of a problem?) and the walk from Logan into Center City is a breeze.
Great location for convenience - along the river, smack between Trader Joe's and Whole Foods (7-8 min walk to each). About 30 min walk to hospital or 10 min bike ride. Quiet neighborhood, not too many bars or restaurants nearby.
Originally was concerned it'd be too far from the "Rittenhouse Bubble" - in reality only 2 blocks away from great restaurant / bar scene. That 2 blocks provides a quieter atmosphere while still providing anything we need at our fingertips (convience store/deli, cleaners, nail salon, all in the building).
A bit north of the beaten path for Wharton, but it's actually only a 5 minute walk from Rittenhouse park. Really convenient for going to / from pub on Thursdays. Food options are not fantastic within a 2 block radius, but you have easy access to all the north-of-Rittenhouse options.
Pros: Culturally rich place - near the museum district; 15-30 min walk will take you everywhere - Old City, Chinatown, South St., University City, etc. (Well perhaps that's true for everywhere east of Schuylkill) Work, Play, and Shop within walkable distance - really, no need for a car. (if you need one, car/bikeshare is everywhere here.)

Cons: JFK and Market st. can be quite noisy with cars and fire engines from the nearby fire dept - some people may have difficulties sleeping at night due to that.
I think the Murano's location is unbeatable. Trader Joe's is across the alley, the liquor store is across the street, and the Septa stop (which is HUGE in inclement weather) is on the corner.
So many restaurants to try! Prime location- 1 block from Trader Joe's and right above a liquor store.
