Location & Space

Overall, I've been happy with my experience at 2040. The location is very convenient for the trolley over to campus and so many students are in this building or others close by that you always have a group to walk home with. The area on Market st. just north of the building isn't the safest so I recommend spending more time outside of class south of the building near Rittenhouse. The apartments themselves are very spacious for the rent and have decent sized kitchens which was a huge plus for me. The building isn't maintained super well - elevators are sometimes down, amenities are lackluster but that was an okay tradeoff for me to have lower rent. Of the big apartment buildings I've seen, 2040 seems to be the best value for what you spend.

Good Value, less amenities

Good price per square foot, thick walls, lots of windows means great views but bedroom lacks true black out currents which is unfortunate. Gym does the job but isn't amazing, no pool.

More affordable than other buildings with a few flaws

2040 is great because it is cheaper than other luxury buildings but still had amenities (gym, outdoor area, doorman). For the value I think it’s great. The downsides are many of the bedrooms don’t have windows, the doormen aren’t super friendly, and delivery can have a hard time finding the building

Probably the best location for commuting to Law School/rest of Philly. Great value.

No major complaints now in my third year of living here. Paying much less than comparable buildings (1919 Market, Riverwalk...). Amenities are simple-- doorman, mail service, trash pickup, small gym, 6th-floor patio, and in-building garage for cars (extra $) AND bikes (free). Responsive management, haven't had any major issues in over a year.

Great Deal, Sub-Par Management

I think 2040 provides the best bang for your buck. Apartments are decently sized, have a lot of natural light, a deck, a gym and a front desk concierge (though you will always have to go to the lobby to retrieve your guests; they won't bring them up). The apartment is across the street from Trader Joe's and from the trolley you can use to get to campus and down the street from Planet Fitness.

Great apart from the noise problem

The apartment is spacious, comfortable, and has plenty of sunlight - a very good deal for the price. The deck is lovely for hosting and the apartment was clean and well-managed when we moved in. Though the space really varies by unit so check out the floor plans before deciding on a unit.

The biggest issue is that there is a fire station just down the road which leads to a lot of noise in units that are on lower floors, especially facing towards the fire station. Some people get used to it but for me it was a problem because I'm a light sleeper. Management response has been a hit and a miss - one of our issues was fixed promptly while another took days. Another smaller problem is that one has to go down to let anyone in - can be a problem if you're expecting guests to go down multiple times. Overall, the building is low frills (gym is small and there aren't any amenities per se) but really good value for money.

Large and bright apt space at reasonable rates

There are a number of great things about living at 2040 market. The apartments are, in my opinion, great value for the price. The units can be quite large, with floor-to-ceiling windows. There is also access to a gym with cardio and weight equipment (pretty average). The gym also has three Peloton bikes, which is a plus. While no pool, there is a nice outdoor patio to host events on. The building staff/front desk personnel are also friendly. There are many Wharton students that live at 2040 so it is nice to have people to walk/carpool to class together, etc. 2040 Market is also located right by the Trolley stop that goes right to campus, which is quite convenient, and it is also across the street from the Trader Joe's. One negative is that Market Street can sometimes get a bit sketchy at night (not necessarily different from other parts of the city), but there are sometimes some shady characters that hang around outside particularly near the liquor store beneath the apartment building, which has made me be particularly cautious -- especially at night. The apartment requires a fob to scan in as well as to get up in the elevators, which adds security.

Great Value!

The apartment is not spectacular but a great value with close proximity to other buildings and some really nice amenities. The quality is so-so but is still better than a brown stone. I live in a corner unit!

Loved the neighborhood. Paying for monthly parking in a nearby garage was not outrageously expensive, was close to center city for fun and errand-running, Target and Whole Foods nearby made for easy groceries when I didn’t want to leave the city. Sabrina’s Cafe is nearby, which is super delicious. BSL was about an 8 minute walk to either Spring Garden or Race-Vine, depending on if I was going north or south. Great area for walking around and getting out of your apartment.
The apartment is technically between Logan Square and Rittenhouse Square. We live right above Trader Joe's, which makes grocery shopping a breeze. We spend a lot of time walking around Rittenhouse Square and Rittenhouse neighborhood to pick up groceries, drink coffee, and generally hang out with each other and friends. The river walk is a short walk away, and the Museum District is within walking distance. Back when I was going to school regularly, the Septa trolley stop is conveniently right in front of our apartment and the 30th Street Station is a 10 minute walk away. While the amenities leave some things to be desired and we pay a premium for our location, it is a great place to live especially for newcomers to Philadelphia who want to be next to all the action.
Unless you mind the noise of cars in the street below, you will not have any issues. Given that is center city there are many people experiencing homelessness so if that is a deal breaker I recommend other neighborhoods. The upside is being 5-10 minutes distance from all the fun, restaurants, activities, nightlife, etc.. that you will ever need.
Super close to Whole Foods and Trader Joes, and I love the walk along the parkway. It's close to various museums which is great! Overall the neighborhood is pretty residential, but there are coffee shops and to-go restaurants that are easy to access.
The neighborhood is a little more commercial but only a minute away from everything wonderful in rittenhouse. But it feels very safe at all times because it’s on a major street.
It is a great location. The law school is a 15 minute walk. Most of Center City is also within a 20 minute radius. A lot of other law students live nearby.
Lots of great bars and restaurants in the area. One of the safest and nicest areas in Philly. There are generally lots of people walking around.
Close to tons of great places to eat/drink, shop, etc. Walking distance to anything in Center City/Callowhill/Art Museum areas.
