Great location, awful living conditions. Stay away!

I have been living at Carlyle Place for just about three years. I recommend new residents stay far, far away.

The location is excellent. The size of the apartments is also lovely. They also have wonderful, helpful concierge and maintenance staff who are clearly doing the best they can.

However, the living conditions here have rapidly deteriorated lately, to the point where residents have formed a Tenants Association to address the many serious disruptions we experience here.

There is something chronically wrong with the water systems in the building. We have had 19 water outages in the past year and a half ranging from several hours to several days. A/C is often impacted by an outage, even during the summer. When these water outages happen, we can't use the toilet, can't shower, can't cook, and in several cases can't even stay in our sweltering apartment.

I live in the West Tower, which is a twenty floor building. We have had 14 elevator outages in the past seven months, typically leaving one elevator to service 20 floors.

While I've only had minor maintenance issues in my actual apartment recently, neither of them were fixed correctly the first time, and I have neighbors who have reported serious water damage or other maintenance issues that took weeks and many visits from maintenance to repair.

They are also renovating any apartment that becomes vacant, which has caused very loud, very disruptive noise on a weekly basis that regularly makes it difficult to work from home. If you work nights, have children at home, or work from home, this becomes very problematic.

Despite all these disruptions and basic maintenance problems, management has consistently framed these problems as routine preventative maintenance, or one-off emergencies. They aren't, and this isn't normal.

These are a result of a chronic failure to address basic maintenance and all residents are given over and over again is band-aid fixes and more disruptions.

At the same time they are failing to ensure we have consistent running water, management has embarked on an expensive months-long lobby renovation that adds amenities that tenants are not asking for like a dog washing station.

To me, this appears to come at the expense of basic maintenance that would allow us to flush our toilets more consistently and that's unacceptable.
