Older apartment

Management is pretty good. The apartment is on the older side and doesn't have a lot of the amenities that the newer apartments do. More expensive than it should be. Mostly students but for the most part it is quiet. Close to McCombs (10 min bike ride) and easy access to the bus.

If you're thinking about this place, think again.

Overall this was not a bad place to live my first year of law school. It's close to the school, HEB, and the bus stop is right outside. It was also cheaper than the surrounding apartment buildings. HOWEVER, this place is so old and falling apart. There is little to no natural light in alot of the units, the bathrooms are so outdated, there were so many problems with the A/C and heating. There was a roach problem. The laundry machines were always breaking down. The amenities do not compare to other places. And the management and repairs staff are only so so. I would not recommend this place unless it was one of your last options.

Damaged apartment

When I first moved in, my apartment was not move-in ready and most of the problems that I have dealt with have been a result of that. My apartment was water damaged at some point before I moved in, so there is a major humidity issue, possible mold, and a roach problem. It is also extremely dark. The management is nice, but I don't feel that anything that they have done has really helped the situation. I have other friends who live at this apartment that have not had a problem.

Persistent cockroach issues. Virtually no control over HVAC. Most of the winter, heat just does not turn on.

Live Somewhere Else

Management is awful and property is outdated. Undergrads live here and it is often very loud. Something breaks in my apartment every week and they fix things that need stitches by slapping on a bandaid. It is not that much cheeper than other options, so you should just live somewhere else.

Please don’t send students here

Perhaps the worst place I have ever lived . Roaches, constant noise, and dirty facilities . I have been counting down the days until I move .

Convenient

Super close to campus, about a 12-minute walk. The office staff is friendly and helpful. Bus stops or right in front of the building. Rent is a little high for the quality of the units and complex as a whole, but this is made up for by the convenient location.

Getting around Hancock

Hancock Reviews

The neighborhood is close to the law school, but avoids most of the undergraduate crowds. Sometimes it can get a little loud at night, but it’s overall a pretty quiet neighborhood.
Great to walk. Easy commute to school. Lots of students to socialize with. My only wish is that there were better restaurants near by- but we can't have it all :)
Great for law school. I am walking distance from the school, some cafes, bars, and a nice park.
Hancock is such a cute, friendly neighborhood. Most of the occupants are young families and students. The housing is pretty mixed, from extremely nice to a little more run-down. I have never had an issue with safety in the neighborhood. The Metro 7 line runs right through Hancock and Hyde Park, making public transit an easy option for getting to school. There is also an HEB grocery store, a running trail/public golf course, and a shopping center right in the neighborhood.
It's a pretty nice walkable area. The roads are busy and the interstate is loud. There are also a decent number of homeless people and bikes get stolen frequently. That said, it's nice to have the golf course nearby as well as cafes, grocery stores and convenience stores.
Very easy to get to campus - long as you are physically able, it is not worth getting a parking pass or driving to campus. It feels safe to walk around during the day-light hours. Grocery store is accessible and it's a heavily residential area.
The people that live in the neighborhood are fine. Generally keep to themselves. It is near a bus stop and hospital so there are often homeless people walking around, but they seldom attempt to interact. I have had several packages go missing.
Overall fairly quiet, good mix of students and professionals. Great proximity to the university.
