Overpriced but average

So if you want to live within walking distance of the law school and near classmates, you have a couple of options - Aura, Sabina, Marq, and Troubadour. I think Sabina is probably the worst but maybe I'm biased because I live here. The thing that sets Sabina apart (in the worst way) is the fact we have a stupid bluetooth app. You have to use the app to access the building - any entrance, the elevators, the gym, and parking, It's supposedly for security but really is just a pain in the ass. It doesn't work half the time. Since you need the app to enter the parking garage, it means that sometimes you could be stranded and not be able to leave because your car is stuck. Also, it can make packages and delivery services a pain because they can be locked out, the app isn't intuitive so you might not know which entrance to let them in through, and if the app isn't working then you have to go down to let them in yourself.
Also Sabina smells bad. Ex - even though Marq has valet trash, the hallways never smell bad like Sabina.
Elevators are always broken and cars will get broken in to (if you leave your stuff out). However I think the elevators break all the time at the other apartments (and I think car break ins are pretty standard at the other apartments as well).
On the plus side, we did get new management during the Summer of 2023. There has been a noticeable improvement with the new manager on site.

About as good as you can realistically get

Maintenance is responsive and management is communicative. There are occasional issues (elevator not working, broken gym equipment, garage gate not serviced) but overall it is very comfortable

Happy!

I think this is the cheapest place to live alone out of Sabina, Troubadour, Marq, and Aura. The floor plan is awesome. It's a little older with slightly less nice finishes than Aura and Troubadour but it's perfect for me. awesome maintenance team.

Sabina is convenient because it's close to the law school and lots of students live here, which I like. I think the studio apartments are a nice size and not too overpriced. They are modern and I get to have a balcony and the pool is nice. The gym is little but has enough for me.

I hate that there is a new bluetooth app that you have to use to get around the apartment. Because of that I would recommend doing Marq, Aura, or troubadour apartments instead of Sabina if you like the location. Half the time the bluetooth app doesn't work. So if you're parking in the garage and the app isn't working, you're literally stuck and can't get your car out. The elevators also break all the time and it takes forever to get them fixed (over a month). When they are working they are extremely slow. The hallways smell kind of weird. Packages are regularly stolen (there's no package room) unless it's USPS and it's small enough.

Community and Convenience

My roommate and I were able to get a pre-lease on our apartment which brought the price down into our budget. The units are incredibly spacious and up to date, the amenities are great, there is plenty of parking, and the location is within the perfect walking distance from school. It is very convenient living close to so many other law students as well. The front office staff is so kind and helpful and I have nothing but great things to say about my decision to live here. Our apartment is on the same level as the pool and our balcony opens up to the pool but even when there are loud parties right outside, I can only hear muffled background noise and am still able to study, so thin walls are definitely not an issue here which I appreciate.

sabina review

Convenient because close to school. Management is sub par but that's pretty standard for anything this close to campus. I've never had any real issues and have lived here 1.5 years.

Sabina review

I really love my apartment. So many of my classmates live in my building, so it doesn't feel like I am living alone in that regards. I have lots of space and storage, and the apartment has nice amenities. I walk to the law school everyday, and its about a 15 minute walk. My complaint would be the elevators don't work a lot of the time, but its only a 5 floor building so if you don't mind walking up it is not a big deal. Parking is included in rent which is great. There is also not a ton of food places in walking distance from the apartment building.

Overpriced, but super close to school

The Sabina is a very popular apartment complex for law students because of how close it is to the school. The rent is a lot, but it’s manageable splitting it with my partner. The elevators are often not working which can be annoying, but usually at least one elevator is always working and overall not a terrible place to live at all! So so convenient to be walking distance from the school - I save money by not having to buy a parking pass.

Mediocre apartments with luxury pricing

Rent keeps going up, but quality of life keeps going down. We've had an elevator broken for ~4 months now, and about 50% of that time at least 1 of the 2 other elevators has been broken intermittently.

Package theft is frequent. I personally had a ~$500 package stolen. Numerous students have also had their cars broken into. Management's response is incredibly tone-deaf.

People let their dogs poop/pee right outside the entrances which results in them stinking to high heaven. Most people are at least considerate enough to pick up the poop, but there's still plenty lying around.

Raised everyone's rent by ~25% this past year.

I basically only live here at this point because I don't want to move again with less than a year until I graduate. The location is great for walking to school - but for what you're going to pay? Stay anywhere else.

Huge Value, Okay Management

The property is fantastic, especially for the location, price and amenities. While management is very responsive to maintenance issues, there are some problems being able to use fob systems to run the elevators and there has been a history of issues with break ins. However, these break ins have gone down some since new camera systems were installed.

The neighborhood is close to the law school, but avoids most of the undergraduate crowds. Sometimes it can get a little loud at night, but it’s overall a pretty quiet neighborhood.
Great to walk. Easy commute to school. Lots of students to socialize with. My only wish is that there were better restaurants near by- but we can't have it all :)
Great for law school. I am walking distance from the school, some cafes, bars, and a nice park.
Hancock is such a cute, friendly neighborhood. Most of the occupants are young families and students. The housing is pretty mixed, from extremely nice to a little more run-down. I have never had an issue with safety in the neighborhood. The Metro 7 line runs right through Hancock and Hyde Park, making public transit an easy option for getting to school. There is also an HEB grocery store, a running trail/public golf course, and a shopping center right in the neighborhood.
It's a pretty nice walkable area. The roads are busy and the interstate is loud. There are also a decent number of homeless people and bikes get stolen frequently. That said, it's nice to have the golf course nearby as well as cafes, grocery stores and convenience stores.
Very easy to get to campus - long as you are physically able, it is not worth getting a parking pass or driving to campus. It feels safe to walk around during the day-light hours. Grocery store is accessible and it's a heavily residential area.
The people that live in the neighborhood are fine. Generally keep to themselves. It is near a bus stop and hospital so there are often homeless people walking around, but they seldom attempt to interact. I have had several packages go missing.
Overall fairly quiet, good mix of students and professionals. Great proximity to the university.
