Overall good and convenient building for students

Great location. Target, CVS, Trader Joe’s, all within two block radius. There’s also an urgent care clinic right down stairs.

The building is renovated about two years ago, so appliances are new and shiny. But sound proof isn’t good. Could do with thicker walls. Shower head water pressure isn’t great, but that might be just my room. Management is overall responsive, although not always helpful.

Studio at the AQ

AQ Rittenhouse - pretty good place to live. Well managed, easy access to the Trolley and the 21/42 Bus, and nice amenities. Relatively new building and pretty good value for the neighborhood.

Studio at AQ Rittenhouse

Good plug and play option. Floorplans are on the smaller end, but well layed out floorplans with more usable space than some other options in the area.

Dependable high-rise apartment

Alright, so for the price, I was disappointed that I wasn't getting a state-of-the-art gym or an awesome entertainment center. But it's located centrally, you get an incredible roof deck, and management is dependable.

I live on a side room, and the room's very oddly shaped. THis means it's difficult to find furniture that fits. Oh, and if you're one of those people who likes it to be pitch black as you sleep, this is not the place for you.

Great location, brand new building

AQ Rittenhouse is a brand new apartment building. Everything is new and shiny which is great. When looking for an apartment at AQ, try to get something at 8th or higher floors. The apartments below are dark and don't have as much privacy as people in the other wing can peek into your apartment. The apartments on higher floors have a great view and have lots of sunlight. The apartments are somewhat small compared to most in the locality. So the rent may feel expensive for the size of the apartment.

AQ Rittenhouse

Overall, am very happy here and plan to stay next year.

Pros:
-Everything is new- the AQ just opened in spring 2015.
-The apartments have wood floors, granite countertops, and stainless steel appliances.
-In the summer and early fall, the roof deck is AWESOME.
-My studio has a lot of natural light but this factor depends on layout/location of apartment within building.
-Lots of Wharton students in the building. There is almost always someone to split an Uber with.

Cons:
-There have been some recent issues with leaks and with hot water going out.
-The "gym" can barely be described as one. There's just one treadmill, one bike, one elliptical, and some free weights. There's no room to stretch out or to do walking lunges, etc.
-Greystar's management is pretty annoying but that seems to be universal across Philly apt. buildings.

Great location and brand new building

This luxury building opened up in the summer of 2015 so everything is brand new. The pros are that it is close enough to Rittenhouse square but not so close that it may be unsafe at night (you wont see homeless people during the wee hours of the night). It isn't as busy as Walnut so things are a bit more quiet. I enjoy how it is between 2401 and the park so a lot of my friends actually visit me and this is our "meeting spot" rather than going to the park or somewhere a bit closer to campus like 2400 Chestnut.

As for management, when moving in they did not institute rules such as having to pay $500 to reserve the rooftop, a guest limit of 4 people, or having to break down boxes and move them downstairs for recycling. This is the only complaint I have which I guess was unavoidable since the building was brand new and they weren't sure what rules would be needed.

The building is very pet friendly with a dog wash and the rooftop is amazing. The gym is very small though (only 4 machines). There is very little storage space in the 2BR/2BA, especially in the kitchen.

Wonderful but a tad too small

I love this building and location, especially the roof. The only thing is that the apartment overall is a tad small, especially compared to other high end apartments for the same rent.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
