Current tenant
Each unit in this building is individually owned, so experiences can vary depending on the landlord. I recommend meeting your landlord beforehand or confirming that they are responsive, because if anything goes wrong, they are solely responsible for arranging repairs. Neither the building management nor the realtor will be helpful.
There are roaches in the building. The building offers free monthly extermination, but it is not effective. I killed about 20 roaches in the two weeks after my unit was sprayed. If your landlord does not use a private exterminator, plan to handle it yourself.
Check the water drainage carefully during a showing. Let the sinks and shower run for a few minutes to see if they drain properly. The pipes are very old, and unless your landlord has replaced the ones directly below your unit, you will likely have poor plumbing.
The heating is another problem. There is no way to control the temperature in your unit, and when the heat comes on, the clanging from the radiators is extremely loud. The building claimed to have bled the radiators for my stack, but it did not reduce the noise.
On the positive side, the location is excellent, and the front desk and maintenance staff are friendly, though not very effective at solving issues within the units. Overall, you get what you pay for: a great location, but your experience will depend heavily on how proactive your landlord is.

Review of Riverwest Condominiums
Because it's a condo it wouldn't make sense to talk about my specific unit. But the building is great. The people who work at the front desk are gems and make living there enjoyable. They are always kind and are really helpful. My one gripe is that, per the condo rules, maintenance is restricted to certain days of the week and they need to come with specific paperwork otherwise they aren't allowed in. This makes having maintenance requests fulfilled needlessly complicated especially because the onus is on the tenant to communicate those requirements to the workers.

Great Value
This building is a great deal. It's on the older side which has its downsides (basement laundry, many units have no dishwasher, etc.) but overall I've had no major issues and the price is far less than other buildings in the area. 24/7 doorman service is great and I like the staff alot.

You pay for what you get
Extremely cheap for the area but a complete dump. Things regularly break and maintenance takes weeks to come (even for things that need to be fixed immediately). The worst thing is in the winter the building is controlled by steam heaters that you can't control that make loud clanging noises throughout the day and night. If you are looking for a very cheap place for the Center City area, I would only sign a super short lease with this place.

Construction work is INSANE and nonstop
While it is an affordable building on an amazing location, it is not a quiet building. You can hear how people slam doors and all of that at night. But the worst thing is the construction work that started 8 months ago and has not stopped. It is the most disruptive thing ever and if you work from home, it is awful. They should disclose that before moving so you know what you are getting into.
Sometimes you’ll get roaches and the heating system isn’t that great. The gym is very small.
The good thing are people at the front desk and workers, they are very nice.

Great Location & Building, for Reasonable $
I live in a 1 bedroom in the Riverwest Condos. Each apartment is owned condo owners so the level of renovation per unit varies based on your owner. The location is great and the building is extremely safe with 24/7 doormen. Its an older building so it has its quirks like the heating and ac. Its also not smoke free. But overall, incredible value for money.

Bang for your buck - worth it!
My apartment is not a luxury apartment but it is very nice, pretty up to date, and absolutely worth it given its price, amenities, and location. All utilities included is a blessing as I only have to pay one monthly bill. Maintenance and the overall living experience can be very landlord dependent and luckily I have an excellent landlord. All the problems I have encountered are normal city living issues that have been corrected in time through the management company or my landlord. If you are a normal person or low-income, this is an excellent apartment. If you come from wealth you may be unhappy as you may be used to better luxuries like in unit washer/dryer and a newer gym.

Riverwest is great
Riverwest is perfectly located for commuting to the law school from Center City. Building staff is extremely nice. Units are condos owned by individual landlords so experiences may vary. Only negative is that there can be considerable disruptions from water stoppages and construction, though those may be temporary; walls are quite thick and noise levels low for Center City overall.

Cheap and Functional
This condo building is much cheaper than surrounding apartments. The location is great. The quality of apartment's is based on individual condo owner. Mine was definitely very dirty when I first got it. Has some maintenance issues. Very spacious and lot's of natural light.

Friendly older building in a great spot
Very friendly staff! Older building so some issues like drainage (no garbage disposals) but maintenance staff responsive to work orders. Some water/electricity maintenance means it’s sometimes turned off during the day (during the work) and we’re notified in advance via email. Building has gym with dumbbells and some cardio machines - not huge but gets the job done. In a really handy location (5 minute walk to target and TJ’s) and super close to a bunch of restaurants.

Fitler Square Reviews
That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
Cons: Trader Joe's is the only real grocery store here and may have limited selection for those looking for a supermarket; not as quiet or "neighborhood-y" as other areas, as it is in the heart of downtown; there is a freight train that runs along the river that can be loud, though I got used to it quickly
