RiverWest

I've loved living here MS2-MS4. The units are condos, so there is variability between the units themselves and experiences with landlords. I have really liked my unit and have had an easy time with my landlord.

Excellent location! only 20-25 minute walk to campus or a ~12 minute bike ride. And easy to take the bus from Walnut. It's also close to Rittenhouse Square and lots of restaurants, shops, and friends in Center City. Only 10-15 minutes from 30th Street Station (train station) and 2 blocks away from Trader Joe's. Also very close (2 blocks) to the Schuylkill Trail! (Great for running/walking/biking)

There is are door people 24/7, which is really helpful for receiving packages or leaving keys for friends who are visiting. Convenient indoor gym and utilities are included in rent (electricity, water, gas). Internet is left to you to buy. Laundry in the basement $1.50/load.

Cons: I live on the side of the street facing Chestnut on the 7th floor, and have found the noise from the street can be pretty noisy. Think this would be less of a problem on the north side of the building. Also can get very warm (central heat) in the winter, but fixable by opening the windows or turning on the AC.

River West

Good value in terms of what is included in the rent. You rent via individual condo owners, so check out Craigslist and search riverwest or 2101 Chestnut. Many apartments are updated fixtures. Studios have a lot of space and storage, and I was able to make separate spaces based on how I set up furniture which made it feel more like a 1 bedroom. Gym is pretty good, and they do a nice job keeping the building clean and responding to maintenance requests. About a 15min walk to the broad street line, but you could take bus or trolley. Walk to station is nice, you pass a few coffee and breakfast places.

Biggest con: It is a older building with steam heat. Once that heat is on, you can't control the heat in your unit. Since your utilities are included, you can run the A/C all winter long to balance it out, but esp on higher floors it can get toasty in the winter.

Good value

Overall good value especially with all utilities included except internet. The niceness of the unit depends on how much the landlord has updated. Allows pets. The building is working on cosmetic updates to the hallways which are a good improvement. They accept packages at the front desk which is a big plus, and the front desk staff are friendly and responsive as are the maintenance staff who are great. There is a community gym which is OK. There are 2 laundry rooms, unfortunately no in unit laundry. Some people complain about the steam heat in the winter that cannot be individually controlled during the winter.

Reasonable

This apartment is extremely reasonably priced for what's included and the neighborhood in which it is located. The apartment itself is very basic- some of the apartments in the building have newer appliances, but mine has outdated appliances. However, for $1400/month to live in a one-bedroom near Rittenhouse, I can't complain. The apartments with newer appliances tend to have higher monthly rent. I have a walk-in closet, a large bedroom (room for queen bed and multiple dressers/night tables), a large living room (space for a full-sized couch and tv), and a kitchenette. There is a gym in the building with basic cardio equipment, a few weight machines, and free weights. Maintenance works in the building daily, so if there is a need for a repair, they can come immediately or at a time that is most convenient.

One note- if you live on one of the higher floors, it gets very hot in the winter because the heat is building-controlled. If you like it cooler, as I do, you'll have to crack a window at times.

Riverwest

Older building so amenities aren't great (no in unit washer/dishwasher) but it's nice to know you're paying a flat fee for rent/cable/electricity/water/heating every month. Saw a few cockroaches when I first moved in, which was upsetting but they're gone now. The blinds aren't that great so I would recommend asking landlord if they can put curtains up too.

Riverwest

Excellent apartment for a very reasonable price. Only issue is that the heat system is centrally controlled and management takes a few days more than they should before turning on the AC during the winter. No big problem if you just buy a heater for a few days.

Aside from that the apartment is on a perfect location, elevators work well, and there are lots of Wharton students in the building.

Fitler Square is really cute and homey. It's around a lot of other medical students, so it's a good social area and has an easy commute to school. It's also great if you like running because it's right off the trail on the river. Food is good but a bit homogenous (compared to West Philly especially.
Locust and spruce feel a lot safer than market or chestnut at night. Very residential streets with beautiful brownstones. Also close to dog park and the river walkway. About 10min walk from the popular buildings and 25min walk to huntsman
good place for people new to the city! close to both Penn and a lot of stuff downtown. I never lived in Philly beforehand, and definitely recommend this location
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
