The Renovated Townhouse Apartments Are A++

I absolutely love my one bedroom (Unit A) apartment in The Townhouse. The unit is completely renovated and includes a beautiful kitchen with granite countertops, a disposal, dishwasher, built in microwave, etc. I also have my own stackable washer/dryer in my apartment. Not all of the apartments in the building have been renovated to this degree, but many of them have been, so be sure to inquire specifically. The location of the building is perfect for us. We are one block south of Rittenhouse and I enjoy the more neighborhood-y feel, compared to the more commercial vibe north of the park. There are no frills in this building (no gym, no roofdeck), but given the lower cost of rent compared to nearby buildings, I joined a local gym that has more amenities, anyway.

Good for price

The apartments are nice, they're a little older, some units have been updated and some have not. No dishwasher is a bummer. Laundry in the basement. Management company is very strict (e.g. book elevators way in advance for moving in or out). For a studio it is much bigger than a lot of other studios, have little breakfast nook and good closet space.

Great space & doorman

My apartment is consistently rated by friends as one of the nicest apartments they have been to in Philly. I live in a renovated unit that is fairly affordable ($3750) for a 2 bedroom fully renovated apartment in a building with a doorman. I have hardwood floors / stainless steel appliances / great sunlight / its quiet even though on the first floor / great open layout. Plus my doorman is legit the best doorman in all of Philly!!! He is friends with everyone in the building and makes you feel safe and happy each day.

Downsides: No amenities at all, persistently RUDE manager (Susan) who manages the building and is an absolute nightmare to work with

Great place for MBAs!

This building has been a great place to live. I love how close it is to the square and to area restaurants. It's nicely situated between the social scenes on both Chestnut and South street. There are a lot of Wharton students here too, which is nice when commuting to school. Management is very responsive and the apartments are a large size considering the cost.

Great bullding staff, large units with character

I've lived in a 500 sq ft studio at the Townhouse Apts for 1.5 years. Overall, I'm happy with the apartment. The layouts are extremely generous and we have hardwood floors, large windows, and wall mouldings. If you are looking for/used to a NEW apartment, this is NOT the building for you. While there are recently renovated units in the building, the building is old (old picture windows, radiators, etc). The building staff are excellent - from doormen to maintenance to management, everyone is very responsive, prompt and very nice. We had some issues with the bathroom (leak from above and water pressure issues), but the staff were able to fix it within 24 hours (especially on a weekday). Laundry is in the basement. A great location because it's right in Center City and on a quiet street. Good value considering excellence of staff.

Best Value I Have Heard of in Prime location

This apartment is one block south of Rittenhouse Square and the rent is only around $1,300. It has a doorman as well. This compares to rent of $1,500+ in other buildings near Rittenhouse where the studios are smaller. The value comes from the age of the building - it has window AC units, no gym. However, it's in very good shape with extremely responsive management. No issues with bugs or rodents. Doormen are very friendly and helpful. The location near Spruce is near a ton of great bars and restaurants. It's also a very beautiful residential neighborhood. I would hesitate to live closer to Walnut where the streets are busier and less residential - it's just a little grimier farther north.

I would choose this place easily if I was starting over again at Wharton.

Not social but a great building with big units and a really responsive management company

I love my one bedroom in The Townhouse Apartment. It's spacious, has great light and I got a unit with a recently renovated bathroom and kitchen. Be sure to ask about that because not all of the bathrooms and kitchens have been renovated. The units are often very different depending on where they're at in the process of remodeling and renovation. The management team is also fantastic. I've had very few problems, the unit was completely clean and in good shape when I moved in. However, any small problems that I have had were responded to within 24 hours. And the doormen are the nicest people ever. If you're looking for a low-key place with spacious units and good value for your money without the frills of amenities and a highly social building, then I would definitely recommend The Townhouse Apartments.

Close to park; try to get an updated unit!

Great location, right off the park and on Spruce, one of the cuter streets in the neighborhood. Doorman building feels safe and secure...although the doormen aren't that strict with visitors. Updated units are really nice. Excellent kitchens and bathrooms. Responsive management company. The location is worth the extra 5 minutes to class compared to people in buildings like Wanamaker or 2116. That said, sometimes I missed the camaraderie that other buildings tend to have. There aren't any amenities but I think the price reflects that, so it is fine.

Beautiful, Renovated Unit with Charm

In a renovated unit (definitely ask if any are available!) which has central air, in unit washer / dryer, and beautiful hardwood / stainless steel / modern appliances with integrity of old moldings intact. Doormen are also really wonderful and personal. Management company is strict but very responsive.

Literally one block from Rittenhouse, across from some cute cafes, a 25-30 minute walk to school, 7 minute walk to Citi Fitness gym.

Downsides - no gym / pool / other frills extras. But ,every single person who has come to my apartment has said it is one of the nicest apartments they have ever been to. Wish there were more amenities but I love my apartment.

Great location, well-run and safe building

The Townhouse is an older building very close to Rittenhouse Square -- it's very well maintained, with great doormen. I've loved the neighborhood and location -- close to many Wharton friends, great cafes and restaurants within 1-2 blocks, 25 minutes to walk to campus, one block off Rittenhouse Square! Building management is very on-top of everything and "by the book", which can be good and bad.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
