Well Laid Out Studio with Character and Friendly Doormen

Really well laid out studios - separated kitchen, eat-in nook, and an enormous walk-in closet / bathroom. Higher level floors (I'm on 8) have a great view of Philadelphia (towards the Schuykill). Period hardwood floors. Location cannot be beat. Doormen are friendly. Building doesn't have a gym but I opted for classes / gym membership instead. Not a popular building amongst Wharton students but it's definitely overlooked - there are 30+ Wharton people here!

Amazing value

The townhouse is great value for money. I’m very happy with the building. There’s a great super, doormen, and the location is good. But since no one cares about what’s great, here’s what’s not so great:
Loud outside noises easily penetrate (depends on apartment location), management company is a pain to deal with, seemingly random and somewhat frequent water shutdowns and building work and radiators can make the building too hot (hard to control temp).

Wonderful apartment

I love the apartment. It is a very spacious 1 bedroom at a reasonable price. I have a southwest facing corner apartment, so the light and views are great. The location is perfect near Rittenhouse Square and near bus routes. The management and doormen are very responsive. All my maintenance requests have been handled in a very timely and professional manner. The management does like things to be done in particular ways though (e.g. you need to request day in advance when you can move in to get elevator access). It is an older building, so there aren't the amenities found in newer buildings, such as a pool, gym, social spaces. I don't have laundry or dishwasher in my unit (some units are newly renovated and have them but they are more expensive). There is laundry and bike storage in the basement.

Not bad at all

The apartment and facilities are clean. I like the layout of the studios, It makes you feel as if you have more space than you do, with a large built in closet and a dining area that I use as an office. I haven't had any issues with noise. Very quiet with respect to outside noise and you can't hear your neighbors. The doormen are very helpful and friendly. Management is super quick to fix things - usually addresses issues same day. Location is pretty good, being right near Rittenhouse square.

Only things that I would reconsider for next time would be that there is no common area so all guests need to be hosted in my apartment. The laundry machines are coin operated so its a bit of a hassle to get quarters now and then to do laundry. The building is old so sometimes things don't work well. I had an incident in my apartment when there was a water leak and my ceiling collapsed due to the water collecting on top of it. This happened in the span of an hour, but the management came in right away to start cleaning and built up the ceiling while I was at school the next day.

If I were to do it again, I would probably live in the same place because the pros have seemed to outweigh the cons. The price is good. I would consider getting a 1 bedroom instead of a studio so that I can host more people.

Hidden Gem

The Townhouse apartments are in a great location you get a lot more space than nearby high rise apartments. The Renovated Units are a fantastic value. The doormen are outstanding and management and the maintenance team are always responsive and ready to help. Despite the renovations, the building itself is on the older end, but I haven't had any issues from that.

Building is old, which causes problems

I've had a bunch of issues this year -- cockroaches, a water leak that ruined my closet and has led to clothes lying everywhere in my apartment. Management is responsive, but not nice. I'm certainly not living here next year, and I will definitely be living in a much newer apartment building with more of a community and an included gym.

Phenomenal location and helpful staff

This is an older building but many of the units and common spaces have been re-done and look fresh. The location is great - right across the street from Metropolitan Bakery / Cafe and on the quieter (and nicer IMHO) part of Rittenhouse Square. The staff (doormen, management, repair) are all very responsive and helpful. What this building lacks in amenities it more than makes up for in how well run it is.

The Townhouse

The apartment is very nice. It has been recycled because its an old building and it has high ceilings and hardwood floors which i always prefer. The location is one of the best things. One block away from Rittenhouse Sq. The area is beautiful and it's also very close to grocery stores and many bars and restaurants. The building has laundry but doesn´t have any other amenities: no pool or gym, so if you want that this is not a good option.
The administration is good. We haven´t had any big issues so far, except for the fact that they spent most summer fixing the building and we had contractors outside our windows at 7 am every morning, which was a little bit annoying.

The Townhouse

An older building so there have been some elevator/maintenance issues. But staff try to respond quickly and the location is amazing. I would live here again.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
