Great unit, bad management.
Our renovated unit is beautiful and the location is ideal, but management leaves much to be desired.

Townhouse
This is a lovely building and the apartments are pretty, get lots of natural light and many are renovated. However, living here the past 6 months has been pretty frustrating as there is a ton of construction going on (elevator, outside face of building, random apartments in building, etc). This construction is not progressing quickly and it interferes pretty dramatically with daily life (e.g. workers outside windows, loud drilling, only one elevator available). I would check on the state of the construction before jumping in here.

Good Value; but Some Inconviences
It's a great location and you can get some good apartments for good rent. That being said, the management company has been overall disappointing. The property manager is a stickler for rules, so you don't get away with things that you would think wouldn't be a good deal. For example, package delivery. The manager enforces the lease that says large packages can't be delivered unless you are present, and you have to reserve the elevator ahead of time in order to move the package. This is unnecessary and often impractical. Additionally, management removed the AC units from our apartments at the beginning of October even though it was pretty warm throughout the month.
This has been compounded with the construction going on at the building. As a result, one of the two elevators has been out of commission for two months (this is why they said that they had to remove the AC units early) and we have had extensive power outages (8 hours) and only given 3 days notice.
On the other hand, any time I have needed something fixed, management is very responsive.

Okay option
The management company can be difficult (frequent work on the building, water being shut off), and there are no real amenities beyond laundry in the basement and the doorman. But the doormen are not very friendly. The best thing about the building is that the apartments themselves are nice, hardwood floors, high ceilings, not bad prices for the space, can't hear the neighbors through the walls. Not a bad option but I would spend more time looking if I were to do it again.

Despite good location, a lot of headaches to put up with
I lived here for 2 years along with other Wharton students. All of us were thoroughly frustrated with the building and management's inability to respect residents' living standards.
Aside from the LOUD, never-ending construction, there are water cuts, power cuts and elevator shutdowns with minimal notice. While old buildings do need construction, management should have factored the incredible amount of inconvenience into reducing our rent upfront or providing advance warning when we signed the leases. Even the water and power cuts could be timed better so as not to cause residents the maximum amount of hindrance possible.
Here are some of the issues I (along with other Penn students) experienced during our 2 years of living here:
1. Only 1 elevator worked for months at a time, which means you're waiting ~3-4 minutes on average.
2. Extremely loud construction starting at 7/8am every morning. Wish I could post a sound/video clip of it so people could hear how loud it is.
3. Frequent water outages with less than half a day's warning, strangely timed for mornings which is when one needs water to be available the most.
4. Recently there was an 8 hour POWER outage from 10pm to 6am which meant that one had to be prepared to not have any light, wifi or pumped water. Again, this could have been timed for the middle of the day when there is a lesser need for light/residents can plan to be elsewhere, but management did not think it necessary.
5. Apartments are very old. I did not have a dishwasher and had to buy a countertop. The heater makes loud noises at all times of the day.
I do like that fact that my apartment is relatively spacious, the location is great and management is responsive to anything that needs to be fixed. Other than that, would probably not live here again.

Strongly advise against moving here
I would strongly advise against anyone considering moving here.
Cons of living here:
* Elevators (of which there are only two for a 16-floor building) get shut off for months at a time
* There is constant extremely loud drilling and hammering on the building starting at 7am
* Many of the apartments are not renovated, and have loud clanking heaters
* The building has been undergoing construction to its exterior for months -- I am higher than 10 floors up, and am often woken up at 7am to construction workers standing/talking right outside my window. I have to keep my blinds closed all the time during the week.
* Water outages happen very often with very short notice
* Electricity outages also happen - This week, we were given 3 days notice for an 8-hour full building power outage (including elevators) during the workweek. Extremely inconvenient, and if you live on the 16th floor, you're walking up/down 16 flights during that time.
* Management literally does nothing to compensate residents for the endless inconveniences, and is very unfriendly / strict
* Lease terms are very resident-unfriendly
* Move-in dates and policies are very strict / unflexible
Pros of living here:
* Very friendly doormen
* Location
* Bright and large apartments
I understand that old apartment buildings need to be renovated, but myself and at least 30 other residents I know of (I am on group communications with them) feel that we had no idea of these hassles at the time when we signed our leases. The least management could do is provide a rent concession to residents for these past and ongoing unexpected inconveniences.

Great location - overall a good place
Overall, it's been a good experience. The size and upkeep of the studios are great, lots of natural sunlight. The rent is not bad, and the location cannot be beat. South of the square means it's quieter, but being at 19th puts you right in the middle of other student's buildings. The main downside is management - There has been a lot of construction on the building which has resulted in loud work being done every morning. It hasn't been a huge problem, but very much an inconvenience.

Overpriced for the amenities, constant construction
I very much like my unit, but it's pretty pricey considering the building has no amenities. There are doormen, but I have often come back and they are asleep or sitting there while the door is locked. There has been construction at the building almost all year beginning at 7am, which makes it near impossible to sleep. This was not communicated when the lease was signed

The Townhosue Apartments
The Townhouse Apartments are one of the better values in the area. My studio is spacious and gets a lot of sun. The building has gone through some renovations this year and there have been occassional issues due to the construction, but I don't have any major complaints. Overall, I've been pleased with my experience here.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
