Lots of Disturbances

Lots of construction outside that starts at 7:00 AM, non-stop throughout the day. Elevators oftentimes don't work. Water seems to need to be turned off randomly and quite frequently. Susan (the building manager) is quite condescending and doesn't seem to care about these disturbances and how they affect residents.

On the plus side, the maintenance team is great.

Very nice. No amenities. A little uncomfortable.

The Townhouse is a very beautiful apartment building. All the apartments I know are very spacious and nice. Location, in my opinion, is the best in Philadelphia.

The apartment has no amenities, which might not be bad for you, but if you are a Wharton student, you prefer having a place to meet with other people.

The management group is constantly doing repairs to the building, which is quite uncomfortable, mostly because of the noise. But other than that they are OK.

Diamond in the Rittenhouse Rough

I am moving to New York in May and I wish I could bring this apartment with me! I have had a great experience at The Townhouse and I would highly recommend it.

Management Company: They run a tight ship and have some strict rules around subletting and moving furniture but overall they are the nicest, most responsive and attentive management team I have encountered. Emails are answered and maintenance requests are handled within 24 hours. All staff are friendly and so far I haven't had any issues with building management.

Building: The building is beautiful. No fancy amenities like a common room or gym but there is laundry in the basement and a storage space that residents can use. Doorman are the sweetest people on earth. Also there are a good amount of Wharton people in the building which is convenient for coordinating ubers in the morning to campus.

Surroundings: A block away from rittenhouse lots of dining and nightlife in the area. As a female living alone, I always feel safe here - never had any issues in this area.

Overall this place is a great value for your money. My studio is 500 sq ft. and has a separate updated kitchen and dining area with breakfast bar as well as a walk in closet with lots of natural sunlight. If you are looking for an affordable doorman building in Rittenhouse - this is the place to be!

apartments in rittenhouse

Generally good. There isn't really a community. aka I am not friends with anyone in the building. However, close to all the great shops and things. Easy walk to school and work.

Things like the shower, the stove, and the heater have all broken within the year but the good thing is all I have to do is send an email and someone comes down to fix it right away.

Its too expensive though, and the rent goes up yearly.

No frills comfortable apartment

The building doesn't have any amenities to speak of but the management company is fantastic and the apartments are huge and (in my mind) gorgeous. Hardwood floors, new appliances in most kitchens and lots of natural light. It's a comfortable place to live and even the studios are quite large with a separate kitchen and closet area. The management company is also fantastic and extremely responsive. I've never waited longer than 24 hours for an issue to be fixed.

Great Building

Love this building and how close it is to Rittenhouse. Apartments have hardwood floors and are really big! Lots of light and lots of character. Many of the apartments are newly renovated. They are slightly more expensive but definitely worth it if you can get one!

Very happy with the Townhouse

My husband and I have been very happy with our apartment at the Townhouse. The hardwood floors and natural lighting were big selling points for us. There are few amenities, but that lowers the price of the the apartments so it depends what you are looking for. There are doormen to take packages, etc. Maintenance has been responsive to problems in the apartment. Some apartments in the building are renovated with new appliances as well.

Walnut street is very safe - there's always people around and it's well lit. The neighborhood includes all of the fun aspects of living in Philadelphia - tons of access to food and bars, nearby grocery stores/markets, access to the parks and the Schuylkill River Trail
Very close to fun restaurants/bars/shops. Close to the subway as well as the train station (suburban station).
Rittenhouse is the safest part of Philly. It's a very "happening" part of town—lots of restaurants and bars on every street. At the same time, it's right next to more residential neighborhoods to walk around in and explore. It's a great place to live relatively close to the law school but with a degree of separation so as not to get trapped in the law school bubble.
The neighborhood is both quiet and lively. There is so much around, but I have never had an issue sleeping or studying because there is too much noise. The broad street line is a 10-15 minute walk away and we are close to shopping, food, the park, and the river trail. Has everything within a 10-15 walk.
This neighborhood has everything I need within walking distance. Shops, grocery stores, parks, the subway and trolley, post office. You name it. It's very safe and extremely quiet, which helps when I'm trying to study. The Rittenhouse Square area is really the best place to live in Philly if you don't mind paying a little more.
I love this neighborhood and knew I wanted to live here when beginning my apartment search. The park is one of my favorite places in the city, and I love being able to easily access all the restaurants and shopping nearby. It's also an easy (~20 minute) walk to Penn Law, and the walking commute has always been a nice and peaceful part of my day.

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
Love the neighborhood, Rittenhouse Square is beautiful and we are so close to the more commercial areas like Walnut Street while not being in the center of the craziness. Plus we are within walking distance of public transportation including 10 minutes from the 15/16 street PATCO station. I personally think it is one of the best areas of Philly to live in.
Rittenhouse Square has a park in the center surrounded by a bookstores, restaurants, and a public library. It is open to pets and often has open art / food markets on the weekends. It is close to the Broad Street Line and PATCO. There are many families who live in the area. It is affordable compared to other major cities (NYC, DC, Boston), but there are certainly more affordable areas in Philadelphia, simply without the luxury of being so close to Center City.
