Much Safer Location than Rittenhouse Square, Closer to class.
Extremely Safe, really convenient spot that is located between Huntsman and Rittenhouse. University City is 1000% safer to live than Center City or Rittenhouse Square these days because of the rise in crime in Philadelphia. Unlike Center City/Rittenhouse Square- University has 3 different security elements (Penn Police, Drexel Police and Alliance Security) always on the prowl making sure the area is under control. Numerous people I know who live in Rittenhouse Square have been assaulted or robbed on their way to class. By living at Left Bank within University City- I have not had to put up with these types of safety issues.

Expensive but convenient
I enjoy being able to live so close to campus while still having accessibility to Rittenhouse/Center City. There were times when the building was struggling with pest control issues, but management was very responsive to this. The maintenance staff is extremely friendly and helpful! My major issue is that they hiked rent considerably over the past year (almost 25%). The roof is a great place to host parties + the rooms are huge.

Solid Value
The Left Bank offers pretty good value. Compared to other nice apartment buildings in University City and Center City, it is slightly cheaper and offers much more square footage, but it is slightly less modern and nice. The management is notoriously difficult to get ahold of and it was very difficult to get an apartment here because they usually don't respond to communications, but they seem to be getting slightly better. For about a year now, the building has also managed to avoid poor upkeep problems that plagued it last year with trash accumulating in the trash rooms and packages overwhelming the lobby. I will say the lack of overhead lighting in the floor plans becomes more annoying the longer you live here, but it's not the biggest deal in the world. It's usually quiet and overall a nice place to live, which is why I decided to stay here another year.

Close to campus and transportation, updated units, good amenities
Centrally located, generally well-maintained apartment building. The building used to be a railway depot so it has some industrial elements in each apartment. The rent can be pricey but it can be worth it for the prime location (next to University of Pennsylvania and Drexel, 5 mins from SEPTA MFL/Trolley, and <10 mins from 30th St Station Amtrak). Overall, the building is very quiet as everyone tends to keep to themselves and we cannot hear our next door neighbors. We had cockroach problems for about a month last year but the management assisted with pest control. Sometimes maintenance requests can take a while to resolve (ex: 5 days to fix the plumbing for our leaking kitchen sink). Otherwise, we enjoy our spacious unit with lots of storage. We make good use of the amenities (rooftop, gym, lounges) and appreciate the updated renovations and appliances in our unit. Apparently not all of the units have received the renovations and updated kitchen cabinets, bathroom tub/sink/floor, and laundry machines (even though they're priced similarly) so keep an eye on those when you inspect the various units.

Left bank
I love the location of the Left Bank. Personally, I really love having only a 10 minute walk to school, especially as a 1L, because it's a huge time saver. The apartments are really nice, the lounges and gym are great, and there's a fantastic roof deck that's great for hosting social gatherings (my 1L class has had several birthday parties up there). During the leasing process, the management was a bit unresponsive, but the maintenance team has been really great at managing the pest control issues I unfortunately did have towards the beginning. Based on talking to others though, I think the pest issues are rare in the building and I just got unlucky. I would definitely recommend living there, especially as a 1L.

Great! Perfect location between law school and center city. Building is new and apartments are spacious. Amazing rooftop views.

Good not perfect
The Left Bank is nice. You get a lot more space for your dollar. The management tends to be nice enough, and they don't care when law students have big get-togethers on the roof. It's pretty tough to get things fixed at times though (especially after your first week when they seem a lot more responsive). Some things fall into disrepair from time to time (like the communal garbage chutes) and it takes them an annoyingly long time to fix it. The apartments also don't have enough lights installed in the ceilings.
Also: My roommate and I had to BEG them to live here. They were impossible to get ahold of when we were trying to pay for an apartment even though we were like "take our money!" I know a few students who wanted to live here but ended up not because they couldn't even get a reply back from management.

Spacious and close but some problems
It has a really great rooftop which is nice for hosting parties. There is a soft close of the rooftop at around 11pm. It is also super close to Penn's campus and an easy walk to Rittenhouse. The building had some pest issues at first, but it was fixed quickly.

The apartment is very spacious which is great and convenient relative to the school. Its not in the most fun area of the city however. Management can also be a little hard to pin down.

- Close to campus (~20 min walk, ~8 min trolley ride)
- Generally safe because University City in general has been highly gentrified.
- Charming and diverse community
- CLARK PARK! (and the Farmers' Market!!!)
Cons:
- No nearby grocery stores (except Fresh Grocer which is gross)
- Can be sketchy after dark
