Good building, building manager is very inflexible and hard to work with.

Pros:
-New building (opened July 2013)
-Great location, near 2401 and Pub. 3-4 blocks walk from most social events in Center City.
-Great views
-Amenities (decent gym with free weights and 5-6 machines, 3-4 treadmills and 3-4 ellipticals, very good common rooms, roof deck, BBQ grills, hot tub, movie room)

Cons:
-Building manager is extremely inflexible and hard to work with. Most residents in the building hate her. As an example, She will make sure sofa deliveries arriving outside a 2-hour freight elevator reservation window are turned away, even though the delivery companies generally will not promise tighter than a 4-hour window, if that. This happened despite the fact that using the freight elevator for the sofa would take about 2 min. and the freight elevator is not being used. She also regularly reviews the surveillance videos of the commons area to see if rules (e.g. no glass) are being broken. Pretty creepy.
-Carpeted floors
-AC units can be loud but you get used to this

Good new building, with modern apartments and great amenities.

All units have washer dryers, dishwashers and standard kitchen appliances. The location is quite convenient as well. Lastly, there is a huge Wharton community in the building (over 45 first years). Some challenge include somewhat difficult management team and steeper rent.

Great physical building and amenities. Extremely difficult building management makes it a sub-par luxury building overall.

Fantastic physical building. Management extremely difficult to work with which makes the cost of living in a luxury apartment unacceptable. Building management is not flexible on ANYTHING and expects tenants to be flexible on ALL things. There are great amenitiies in this building, but again it is difficult to make full use of them due to management. Additionally, dealing with any moving in, deliveries, repairs is much more difficult than it should be.

Great, brand new building in an excellent location

The location is great as it is only 1-3 blocks from Pub at the Armory, 2401 Walnut, and the square. Plus, I have enjoyed being west of the square since it is a few blocks closer to campus. The building itself has also been great with quite a few amenities, friendly and helpful security guards and maintenance staff, and I like that everything is new. We have also enjoyed our particular unit. It has a great view, a pretty open layout, and multiple closets. The only drawback is that the bedroom is pretty small, but that has not really been an issue.

Everything is clean and nice, but management leaves something to be desired.

New building close to 2401 and the Armory. Good location for getting to school as well as to social events/center city.

Brand new building opened in 2013 and running ~50% utilization rate in the year-end of 2013 - plenty of available rooms for new tenants

High quality materials and appliances, large kitchen (so very comfortable for cooking) and great public facilities (incl. gym, grills on the terrace, party rooms, movie room, etc.). The only down side is the rent (on the higher side compared to other apartments) and the annoying property manager (however, all the doormen and other staffs are super nice).

A bit pricey but definitely worth it!

It is a bit pricey but very very comfrotable. Just in between Wharton and Center City, ideal trade off for the commute. Less than 25 min walk to Wharton (8min bike ride) and 10min from all the bars/restaurants most whartonites go to. The building is brand new (opened in july 2013), very nice gym and a very cool business center with 3 meetings room you can use to work in groups and a printer (very useful for printing classes and cases). There is also a party room and in the summer a very nice terrace to organize BBQ. There is a big Wharton community here (around 35 first years) so very easy to organize cab rides and parties :) Overall you get your money worth!

Brand new building that has everything.

Brand new building with a gym, patio area with BBQs, media room and party room. Also has a business center with 3 study rooms and a printer. Tons of wharton students are here. Has W/D tons of storage space and great for a couple. Location is pretty good if you want to be closer to school but still in Rittenhouse. Can be a little noisy if on Chestnut side of the street so would get a decent floor (10 or higher). Building manager can be difficult to deal with

The location is unbeatable with close proximity to more action in Rittenhouse, the Schuylkill for running, and a short commute to school/the hospital. Trader Joe's is ~10 minute walk from my house, but there are also a few other smaller grocery stores nearby. It's a very family friendly area with folks of all different ages and tons of dogs.
Love the neighborhood! If you're interested in being close to the center of the city and being able to actively explore Philly (for a not extreme price) it was great! Also was easy to get to my school - University of Pennsylvania. 15-20 mins to get to school by transit; 30 mins walking.

That being said I did notice that most students lived on the side of the school!
The beautiful tree-filled neighborhood is full of families, dogs, and students - it is safe, full of great restaurants, and boasts an equally quick walk to both University City and downtown attractions. The immediate access to the Schuylkill River Trail also can't be beat. While we lack apartment amenities, we love living in a historical brownstone that has charm and character. This is an area where you can live as a student and stay for another 20 years after that.
Great neighborhood, though expensive for Philly. If you're a Penn grad student who wants to be near campus but not on campus, it's ideal for distance from school and the Rittenhouse area. Lots of parks and residents are friendly.
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
The neighborhood is very residential. Not a ton of bars/restaurants which can be annoying if you just want to pick up food after a busy day, but it's right near the park and Skukyhill river trail which is great for exercising and getting outdoors. Close to Trader Joe's and South Street market which is convenient
Center City is a fantastic area. I live on the northern side of it, which is the more financial/industrial/apartment building side. I live 2 blocks from a busy Trader Joe's and inches away from tons of great restaurants, corner stores, and shops. It's close to Rittenhouse Square, a swanky square block with a tiny park in the middle, as well as the Schuylkill River trail (great for running and biking) and the Art Museum area. Multiple major bus lines slice through this neighborhood, making it quite easy to get anywhere when you don't want to walk or bike.
This spot is perfect -- closer to campus, near the train station, huge spaces, kind and helpful staff, cool-looking building, new gym, beautiful park nearby, and overall easy and awesome loft-style living experience. I think people will pressure to have to live on Rittenhouse because that's what everyone immediately says to do, but in reality you can live near Rittenhouse (Locust on the Park is just a 5 minute walk to the square) and not miss out on anything. Fitler Square is beautiful, quiet, and still a perfect location.
Pros: close to school as well as all the fun stuff downtown (Schuylkill River Trail, restaurants, bars, museums, theaters, shopping, you name it!); very safe even walking alone late at night; lots of other students here
Cons: Trader Joe's is the only real grocery store here and may have limited selection for those looking for a supermarket; not as quiet or "neighborhood-y" as other areas, as it is in the heart of downtown; there is a freight train that runs along the river that can be loud, though I got used to it quickly
