Pandemic affects value
The property is well kept and sanitary. The management is responsive and competent. The maintenance is timely and exhaustive. The views from either side of the building are beautiful. However, the amenities are almost unusable given the global pandemic and property restrictions as a result. Completely understandable, but you may find that rent above $2000 is not worthwhile if amenities are a significant concern for you.

Overpriced for what it is, but fon location
2116 can get a reputation for being a bit of a "dorm" which is certainly merited. It is a very social building and fun to live in.
The facilities are fine, but you certainly overpay for what you receive

Good management, but neighbours sometimes noisy

Great community, awful management
This is where most of the class lives so if you are the type to get FOMO definitely live here. That said it is a bit pricey (but you can mitigate this if you sign a lease a bit early- eg look in March and pay for June/July). The management is also awful and will constantly find ways to screw you... but it’s worth being near your classmates.

Pricey but worth it
2116 Chestnut is definitely on the pricier end for grad housing, but I would say it's worth it. There are a ton of Wharton students in the building, so you will meet a lot of your classmates just by proximity. It also makes it really easy to have small group gatherings with other students. The building has a private fenced dog park, which is mega convenient if you have a dog (particularly during the winter).

Convenient and hub for Wharton
The location is very convenient (about 20 min walk to campus and within 10 mins to anywhere in rittenhouse). There are tons of Wharton students in the building, so it’s been a fun and easy way to meet people.

It's ok
Chose 2116 to be in a building with other Wharton students. I enjoy the community and ease of socializing, but the building itself and it's management is pretty terrible. Not at all up to par for a "luxury" building for the price and the living/bedroom areas don't even have overhead lighting. The management is absolutely useless and there are hidden fees everywhere

Expensive
While the building is undoubtedly popular, the value for money is lacking. The location is great and the views from the floor to ceiling windows are are beautiful, but beyond this you do not get too much for your high rent. There is no pool, the gym is just okay, and following COVID, the amenity spaces have been restricted in ways that other complexes have not done.

The Wharton Dorm
2116 lives up to its name of 'Wharton Dorm.' It's fun. However, the management knows that well and maximizes on spiking up the rent. Recently, they started charging for printing.

Expensive but worth it
Truly the only downside is the price.

Fitler Square Reviews
That being said I did notice that most students lived on the side of the school!
There are residents without housing in the neighborhood. They're good people and new residents should be respectful of them and their belongings.
