Going downhill
I used to like living at 1700 but in my second year of living there the number of maintenance issues has gone up 10-fold. Definitely ask about the age of your unit if you plan to live here. They also have gotten incredibly strict on guests which can be really frustrating.

Avoid if you are sensitive to noise pollution
Apartment is fine, building is old but okay (recently renovated). However there is TOO MUCH noise coming from outside, from both 17th and Chestnut streets. There is a night club on 17th St right across, you will hear people fighting, shouting, cars honking almost every night. Windows do not make a good job isolating the sound either.

Best apartment ever
Such a great deal for an incredible apartment. Modern apartment with great kitchen, large bathroom, lots of closet space, washer dryer, dishwasher, garbage disposal etc. Awesome amenities with a gym, lounge with pool table, movie theater, and study areas. Management is top notch, always responds to maintenance requests promptly (the only requests we’ve had were minor things like light bulb replacements). other tenants mostly grad students and young professionals. The building is pretty quiet although depending which side of the building you face there may be some street noise. Location is also perfect in the heart of center city so you can get takeout and groceries super close by, and enjoy all the bars and restaurants in the area. I recommend this building to everyone!

Good location, responsive management, attentive front desk
Overall, I quite like this apartment. The rent is very reasonable for the area.
My unit was newly renovated. It has hardwood floors, spacious walk-in closet, high ceiling and high windows.
I never have any problem adjusting the temperature in the room. The heater works really well.
The whole team is very responsive. Pearl Properties and the front desk is very responsive and always helpful. Maintenance team is also fast to help fix the problems (in my experience 1-2 days).
I didn't like the fact that the apartment is noisy because we are on Chestnut Street. Cars honk all the time!

Apartment is good, don't love my specific unit because of the location right next to the elevator. Great windows, high ceilings and new amenities. Washing machine could be better / higher tech, but it works and W/D in unit. Water pressure in shower isn't fantastic

1700 Chestnut
I think the bang for your buck at 1700 Chestnut is the best in Philly. The apartment is modern looking, very spacious, and the price is right. The amenities space is great - can't wait until we can have guests again once covid is over. The gym has stayed open and has just about all you could want from an apartment gym - in particular, the large yoga/cycling studio is great for general fitness needs and is usually empty for use. Building management is very responsive and has swiftly made fixes anytime I've had a problem - no major problems but the few I've had have been resolved quickly. Pretty quiet building although my bedroom has no windows so I think that really helps keep the street noise away. I've gotten pretty used to the street noise in the living room and it's white noise at this point - note I'm pretty high up on the 7th floor so if noise is a concern, I'd look at a higher unit if possible.

Nice spacious safe building
Nice staff, nice gym, nice space. Really the only negative has been that the overhead lights are not very bright, so you will want to have a few lamps too

Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
