Best bang for your buck in rittenhouse area
I've lived here 3 years now, starting out in a 1Br1Ba now in 1Br1.5Ba, but both very good price for square footage. The staff at the front desk keep the place secure 24/7 and are super kind and will start to recognize you and help get the door for you often times. Packages are secure through the free amazon locker system so that is very helpful. The amenities floor includes a large gym, kitchen, pool tables, study spaces, and a sound proof movie room loaded with streaming accounts that I often use with friends. The location can't be beat for restaurants, access to Chinatown, other neighborhoods, and transit both bus and train. Also, maintenance is super nice and will respond to things immediately like same day and get things set straight as needed, which is not often. Lots of grad students live here and pet parents. They also host a lot of events like a summer luau, weekly yoga on a rooftop, a holiday soiree, trivia nights, book clubs. All free and hosted at various Pearl Property locations so you get to enjoy even more spaces. Highly recommend overall! Also--you can pay an extra $250/month to park your car in the Pearl Property garage that is 24/7 valet. Order your car from the app, walk 4 blocks, and it is ready!

Great apartments, noise only issue
1700 Chestnut is a great place to live. The gym and amenity space are quite nice, the Amazon locker hub is really helpful, and it's nice to have a door person to help process packages and let people up to your floor when they visit. My apartment is very nice and has next to no bugs or maintenance issues--I've had a great experience. Maintenance is incredibly responsive when anything happens. The only issue is the noise -- the windows let in a LOT of street noise in my apartment, and my friend who lives in the building has the same issue.

Excellent, Lowkey Apartment Building
I was looking for a low-key place near Wharton's social nucleus of Rittenhouse Square, and 1700 Chestnut achieves that and more. Great, responsive management. Spacious units that feel like a steal compared to other local buildings. Awesome location that feels as downtown as you can get, without being overly exposed. Safe protocols, indicated by key access--tenants can only access their floor and the amenity floor.

Positives
- Awesome location
- Nice gym and amenities floor. The gym has free weights and a power rack
- Pearl has events with free food/drinks pretty regularly (would estimate every 1.5 months) at their various properties which are fun and a good way to meet people
- Very quiet. I almost never hear noise in my unit either from neighbors or outside
- I've never once seen a bug or spider in my apartment
- Excellent tenant relations team especially the tenant relations coordinator Brett
- Maintenance is fast/effective whenever I had an issue
- Amazon Locker for packages is really convenient
Negatives
- The fridge doesn't have a water dispenser
- Comcast for internet (as opposed to e.g. Verizon Fios). It's actually impressively fast for not being fiber I just hate Comcast

- The 24/7 front desk attendants are good but also absent somewhat frequently at times when it'd be nice to have someone there (e.g. getting food delivered)

Noise!!!!!!!
The apartment itself is beautiful, with tall ceilings, a huge gym, and great staff and doormen, making it very safe. The location is great. Pearl is a good management company. But you really can't win with noise here. If you face the alley, you will be woken up by trash trucks coming and slamming dumpsters as early as 4 AM, sometimes for hours. According to the other reviews, noise is also an issue if you face Chestnut or 17th, as those streets are very busy. The windows are thin and very large, which initially seemed awesome, but they let in a ton of noise so that you can hear conversations multiple floors down. For the amount I pay, I could have gotten a much better deal somewhere I could actually sleep.

Perfect Except for Noise!
1700 Chestnut is fantastic. The building is beautiful, I've seen zero bugs in a year and a half, the view is great, the gym and study space are excellent, and the package system is reliable. The location is perfect as well. The only downsides are the street noise (I can hear loud conversations on the street from my 8th floor apartment) and the price.

Great experience at 1700 Chestnut
Building is well kept, front desk is attentive and watches out for safety, maintenance is highly responsive, easy mail/package system. Pearl Properties also organizes various events that are fun for grad students around the beginning and end of the school year. Half a block from the 17th & Walnut bus stop that goes right to Huntsman.

very nice amenities, huge gym, location is around good food. doormen are great. it is very secure. appliances are all in-unit and modern. my apt doesn't have sunlight but some do.

Rittenhouse Square Reviews
Spruce Street in particular is great - it's a little south of the square, so is quieter/shielded from a lot of the traffic that the neighborhood gets, but it's not out of the way or far away. There's a Starbucks, a grocery store (Rittenhouse Market), and a few corner stores (Four Seasons and Food & Friends) within a 2-3 minute walk of my apartment.
