Shady Management and Run Down Building
The building is old, poorly maintained, and constantly in need of repairs, to the point that frequent maintenance visits became exhausting. Despite being advertised and priced as a “junior one-bedroom,” the unit was missing the promised sliding accordion wall when I moved in. After months of repeated requests, management installed a wall taken from another unit that was too small and didn’t close properly. Maintenance was largely unresponsive, with an on-site worker who refused to complete requests, commercial toilets that were frequently broken, and a lobby renovation that made the space worse. The building was extremely loud, and management refused to upgrade or repair windows or sliding balcony doors, which didn’t close properly and let in cold air during the winter, forcing me to seal the gaps myself.
There were also serious safety and amenity issues. The fire alarm system malfunctioned regularly, causing multiple false alarms, yet failed to sound during an actual fire in the building. The package room was not temperature controlled, resulting in food deliveries melting, and items were stolen. Amenities were misrepresented: the pool is a tiny kidney-shaped pool with strict, undisclosed rules such as no guests and mandatory wristbands, and the “gym” is a small, outdated utility room with minimal equipment.
Although the building is rent-controlled, management uses a deliberately confusing lease structure that lists the market rent and applies a deduction through an addendum to reach the legal rent. The online payment portal incorrectly charged the market rate, but I paid the correct rent on time every month and was told by management. Without notice, they sued me for a balance I did not owe. After my lawyer intervened, the lawsuit was dropped, confirming management was in the wrong. This appeared to be an intentional tactic to intimidate and push out long-term tenants to raise rents. Overall, this property is run by slumlords, and I strongly advise finding somewhere else to live and not giving this management company your money.

Great Place to Live
Pros:
- In Logan Circle, so I'm very close to incredible restaurants and safe neighborhood
- The G2 bus line is a few blocks away and goes directly to my school
- Very responsive management team, and they make an effort to get to know you. I feel welcomed
- Great price per square footage and great sunlight. I only need to turn my lights on when the sun goes down.
- Utilities are included
- Laundry room in the basement and an app that tells you when the machines are available
- Outdoor pool and a gym in the basement
- Thick walls/respectful and friendly neighbors
- Pet friendly, but with a fee
- Plenty of storage closets and coat closets.
- Parking, but there is an extra fee
Cons:
- building is old, but is well maintained and if something breaks, management usually responds within 1 business day and there's an emergency line for maintenance
- A little far from school but I enjoy the distance
- Noise from the busy street but does not disturb my sleep

Okay building, great location
This building is in a great location, but has many issues. The management firm is pretty cheap and doesn't like to fix or upgrade anything. The building manager is great, but he has a lot of politics to deal with. Apartments are rent controlled which is good, however, it takes forever to fix anything and there are constant heating/cooling issues

Great deal but not always worth it
The Seville is a great apartment building at first glance. Sure, it's old, but this is DC and that's what you get unless you want to spend a fortune. The pool on the roof is the only real amenity in the building but it's a great one to have for sure. Apartments themselves are pretty spacious, with a lot of closet space compared to newer buildings. However, the management of the building is pretty bad, with a lack of responsiveness to major and consistent maintenance issues, no online rent payment, poor security, etc. I have been mostly glad to live here but would not recommend it to others.

Can't Beat the Location
Older apartment but rent controlled. Amazing location. Management is OK, there have been some issues, particularly with older HVAC system, but the onsite manager is responsive. Active community in the building with all sorts of different ages and types of people. And a pool on the roof!

The building is old- but the value is incredible!
Apartments very spacious, centrally located at boarder of historic, Logan circle and downtown Washington, DC! I gave the location a "9" because although Logan Circle is the "it neighborhood", metro = .4 miles away. Best (real) rooftop pool in town!!!!
