If you have $3-7K a month to light on fire, boy do I have the perfect place for you!

Welcome to the Ashton, a place that:
- Has won an award for having one of the worst elevator problems anywhere in the city (2 elevators were broken down for almost 10 months! Forcing the entire community on 1 elevator with avg wait times of 5-15 minutes each way). They had recently fixed them, only to have another broken, so they’re down to 2, sorry! Don’t worry, there will be plenty of random parties in the lobby where they’ll spend thousands of your hard earned money on low quality catering and cheap wine!
- is home to some of the most uncaring front desk and office staff (Michelle you’re excluded you’re amazing). Avg wait time is anywhere from 3-10 business days for phone/email returns related to any and all problems (Elizabeth)
- the new spot for crime (there were several break-ins, an entire floor got ransacked and people lost all of their jewelry, wedding bands etc) there was no communication from management or solutions put in place
- a wastewater facility with flooding, knocking out several floors; the fact that some of these reviews below are somehow happy with the way everything was handled is very bizarre and is most likely a fake review
- Took Ashton over 14 months to evict a tenant who was throwing massive parties 3-4X a week upstairs until 5AM and shouting on the balcony, being an absolute menace to dozens of tenants causing a massive, massive problem. If there was an HOA or any sort of responsible party in charge this would have been resolved in days, not years.

We truly had no idea what we were getting ourselves into for the last 2.5 years but it turned out to be nothing short of an absolute nightmare.

Greystar could have one of the best properties in the planet with the location, and instead picked quite possibly one of the worst community management team on the planet to lead the charge.

This is a real review from a former resident who just moved out. I promise you this review will get a lot of thumbs up after posting because current residents are scared to post while living there in fear of retaliation from management.

Please do not savor the fake reviews below, and look elsewhere.

If you can afford to live here, you can afford to live elsewhere. You deserve better for yourself, your family, your wallet, and your sanity.

If you look at my other reviews, I enjoy staying at some of the top resorts in the world -- this place is very comparable to a 3 star hotel. If you can afford to live here, odds are you don't enjoy staying at places like that -- don't make your home one!

Also, upon move-out, we were hit with a $1500 bill for repairing holes from hanging pictures up, although I had repaired these myself. (Pictures for proof below) For reference also, we were also paying for the most expensive floorplan outside of the penthouses, so we weren't some 1bd new college kids complaining :)

Every resident here cannot wait to leave. Don’t join the list, lease elsewhere today!

Know before you sign here

Since Feb. 2023, there has been only 1 properly functioning elevator. No service elevator either. To use their own words, they still have no clue when the parts will arrive. Be prepared for extremely long wait times. Do yourself a favor and ask a current resident while on your tour. They will give you the facts.

Great Building in Heart of Downtown

Have loved the location being in the middle of downtown. The management of the building is very responsive and helpful, and they have great security measures in place (for packages, too).

Ashton is Awesome

Great building, lovely finishes, great staff, love having the hike and bike trail right across the street and tons of restaurants and shops and Austin nightlife right outside of the door. Plus the pool desk is amazing with a great view of the River and the bridges!

Ashton

The Ashton has very nice units and is located in great location right in the heart of 2nd street distruct. The Ashton has a beautiful pool that overlooks Lady Bird Lake, 2 resident lounges, a conference room, business center, movie screening room and a brand new gym. There is 24 hour security and a 24 hour doorman. i have no complaints about the Ashton, but the average age does tend to skew older (50+). I'm in my 20's and was hoping to be able to form friendships with my neighbors, but given that the average age is so much higher - its tricky! Great building overall, but recommended for an older crowd.

Great view, great location

The units are definitely nice and they have a killer view from the pool, but the rent is absolutely outrageous. Everything about this property is just simply stunning. Keep up the great work and thank you for taking care of your resident. Kudos to everything you do.

Love the Ashton

It is a fantastic place to live at! However, be prepared to pay deeply for it. Only live here if you want to live near all of the downtown living.

If you live up on the top half of floors, you will be treated to the beautiful views of Austin. It may be noisy due to all of the construction going on but I don't mind.

If you don't want to be downtown, there is really no reason to pay the premium to be here and if you really do want to be downtown and don't want to pay up, look at the 404 Rio Grande. If you have a roommate though and don't mind paying a bit more(~1500-1600 per person) and want an upscale experience, the Bowie is great. I don't know about the "neighborhood", but being downtown has been much more enjoyable than I had expected
Downtown is a great landing spot if you are moving from a large city. I moved from DC and found the downtown Austin scene to be immediately familiar.

I would recommend it if you have no ties to Austin and don't really have an idea or preference on where to live.
Awesome location! I love being downtown because that's where a lot of the good restaurants and bars are. I walk or scooter to a lot of places and don't have to worry about taking an uber or finding parking.
Can run into a few homeless people but on the whole it's a great area. Easy to walk to everything in the downtown area.
Rainey is a TON of fun on the weekends. The bar scene is great and it's a very young crowd looking to have fun. Keep in mind you're living in a "party" neighborhood, which can be both good and bad. The real downside is the lack of food options. It's only a 20 minute walk to work and is right next to Lady Bird Lake and the Ann Butler walking trail. I also feel pretty safe there.
This is a great neighborhood. It's not as hectic as it may sound. There are tons of restaurants, bars, and shops nearby. We have Trader Joe's and Whole Foods within a short walk (Trader Joe's is 42 seconds away). There are so many bus routes that it's easy to get anywhere (including school). It's a little pricey, of course, being downtown, but I thought it was worth it.

The river, with the running/walking trail, and kayak rental spots is super closeby.
No nearby major stores or anything close within walking distance besides a few restaurants and bars. As I said before, some people may like living on Rainey, I don't think its necessarily a great place to live, maybe just a great place to go out occasionally. One perk -- close highway access on IH-35
Best neighborhood. Have I mentioned the Trader Joe's?
