Close to campus and good for living lone

Overlook is home!
I am a 1L and moved into Overlook in the fall of 2020. I have fallen in love and it has truly become my own little home! I had low expectations for any apartment in South Bend, but it exceeded my expectations. The apartments are so nice, clean, and spacious. The furnishings are all nice and in good shape too. I have not had any issues whatsoever. The walk to the law school is right at 15 minutes, which is doable. A cool part is that lots of law students live here so we have a little community. It’s expensive, but in my opinion, worth it!

Good location, decent apartment, horrible management
Can't beat being across the street from campus, and the apartment itself is nice. But the management are really difficult to work with on re-signing leases or if you have any questions about rent/fees.

Overpriced but walking distance to campus
It’s one of the better options if you want to live within walking distance to campus. It’s pretty safe and convenient. However it’s definitely overpriced and you’d get a much better deal if you’re willing to live farther from campus. Rent keeps going up every year and there’s always random other fees they charge. Walls are extremely thin and you can hear everything your neighbors do. The parking lots are also a mess in the winter and they won’t salt the lots so they’re always icy and dangerous.

Poor Cable and Internet
Cable and internet are through a third party and the quality is really poor. Live television skips every few second and the internet is poor.
Maintenance issues are addressed in about 1-3 days. Front office is nice. They charge steep fees for everything (very high late fees, billing processing fees, sub leasing fees).
Because it’s not through the university, when school loans process later, you still get late fees. You also get no recourse when the university closes due to things like COVID. Your rent is due year round, even if you leave town due to quarantine.

Solid, but nothing special
The Overlook certainly gets the job done when it comes to convenience (about a 10-12 minute walk to campus) and quality (new building, nothing to complain about here). The small gym and ample parking are also positive items to note.
Having said that, The Overlook isn't the best option when it comes to value. The price seems to reflect their convenient location, and is a bit high for the amenities they offer. It also isn't the most exciting of places to live, some might call it a bit "sleepy".

Great location, close to campus
Overlooks is super close to campus, and a great location. About a 10 minute walk to class. Their management is a little unreliable at times (broken elevator, no water, no hot water, no power, etc.). There is definitely effort from the management to engage the residents (instagram competitions, coffee bar, etc). The experience was still positive for me though as my friends were split between Overlook and Foundry.
